Randy Curtola stated the Churkas are quality people who run a quality business, created an
aesthetically pleasing business, and Mr. Curtola feels they are an asset to the community and
should be able to do what they want.

Alicia Lutz, 722 Main Street, is the daughter of the Churkas. She stated they are and have
been an asset to Pleasanton and worked hard to build up their business. She doesn't
understand the opposition her parents have had. She feels the building is beautiful and
belongs on Main Street. She stated her parents' business is busy because of the friendly,
homey atmosphere they have created.

Michael Fahy, 198 C Peters Avenue, feels the design of the new building is meant to be in
the tradition of a train station. He does not believe Main Street deliveries are acceptable
because of the traffic congestion. The raised seating is similar to that of Barone's. He is not
impressed with the temporary outdoor seating other restaurants put up along Main Street.

Susan Glanville, 3069 Chardonnay Drive, noted the restrictions being placed on this building
are not placed on other buildings along Main Street. Not every building is a pastel color,
not everyone wants to sit at ground level -- everything doesn't need to be the same. This is
a business that flourished in a building that did not lend itself to a business environment.
She does not understand why staff has requested so many changes. She feels the Churkas
know what they need for a successful business aRd what will make their customers happy.

Duane Fields, Pleasanton Flooring, stated his opinion of city politics, and he believes there is
an "uptown" and a "downtown" in Pleasanton. He stated he has considered leaving
Pleasanton because of the lack of parking in downtown as well as his belief that the north
end of Main Street has not been attended to as well as the south end. Mr. Fields noted he is
active in the Downtown Association and was block captain during the downtown renovation.
He believes Pleasanton is a good town, with good people, and has a lot of good merits. He
believes the building is a beautiful building and this project will enhance his business as well
as the north end of the street. The speaker encouraged staff to work toward approving this
project so construction can begin. He also spoke to the difficulty of having deliveries on
Main Street, the traffic congestion involved, etc.

Maria English, Pleasanton Art and Frame, is very happy the Churkas moved to the 700
block of Main Street. She also feels the north end of Main Street was not benefitting from
any of the downtown activities. She feels the community is shifting to the south end of Main
Street. She stated that if the Commission does not feel this building is an asset to
Pleasanton, please take another look at what the community wants.

Commissioner Hovingh inquired if the Pleasanton Downtown Association has taken an
official position on this building. Ms. English advised they had not as of yet.

Planning Commission Minutes

Page 11

April 26, 1995
