<br />described the building layout and construction materials as outlined in the staff report. The <br />amount of parking has been determined by a ratio of 1 space per 355 square feet of floor <br />area. This equals 29 parking spaces. A screening wall will face onto California to <br />camouflage cars from view as well as provide security. Staff noted the applicant's agreement <br />to mark three of the spaces as employee parking as well as encouraging the employees to <br />utilize the three parallel parking spaces. <br /> <br />Mr. Iserson noted that an agreement still must be reached with the other tenants in the area <br />to allow a relaxation of the 70 foot setback restrictions. This will have to occur before <br />construction begins. Staff also noted that Page 3 of the staff report denotes a 40 foot setback <br />from California Avenue. This setback is actually 30 feet. <br /> <br />Staff also noted a change to Page 2 that the building will have a flat concrete tile roof instead <br />of a shingle roof. Staff would like to work with the applicant regarding the type of signage <br />utilized. <br /> <br />Staff noted the landscape easement will be removed from the common property line with <br />Yorkshire Roofing; however, the addition of tree wells has been recommended to provide <br />some visual screening between the buildings. Staff feels the building design is attractive and <br />recommends approval subject to the conditions of approval. <br /> <br />Commissioner Barker noted that other car repair businesses park the repaired cars on the <br />street. She inquired if the application could be conditioned to disallow on-street parking of <br />customers' vehicles. Mr. Iserson proposed that a suggestion be made that customers' <br />vehicles be kept on site. There is a condition to that effect. He feels the higher parking <br />ratio should mitigate the on-street parking problem. Staff also noted the business practice of <br />the applicant is to keep all cars on-site behind the fencing. <br /> <br />Chairman Wright noted the parking stalls numbered 28, not 29, however, this number well <br />exceeds that required by Municipal Code. <br /> <br />Chairman Wright asked staff to work with the applicant to place the tree wells to the best <br />advantage for the applicant. Chairman Wright would also like to see a tall canopied tree <br />planted as opposed to a straight pine tree. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Michael Goldsworthy, 1020 Serpentine, is the project architect.
