<br />Site Development Restrictions: <br />a) Construction shall be limited to the flat areas ofthe plan shown on the approved PUD <br />development plan grading plan. No accessory structures (Class I and Class II), <br />excluding open fencing, shall be permitted on the sloped areas surrounding the building <br />envelope area. <br />b) The height measurement for structures shall be taken from the lowest point to the <br />highest point of the structure. <br />c) No second story addition is permitted on the subject site. The rear elevation of the <br />building shall remain as a one-story structure (22 feet maximwu height). <br />d) All fencing on the lot shall be limited to an open-style corral fencing. Wire mesh may <br />be added to the fence for access control. <br /> <br />8. The development standards for open structures, e.g., patios, arbors, porte cocheres, etc., <br />would be those outlined under Section 18.84.120, Projections Into Yards, of the Pleasanton <br />Municipal Code. All fencing and Class II accessory structures shall adhere to the setbacks <br />for the R-I-20,000 zoning district as specified in Section 18.84 ofthe Pleasanton Municipal <br />Code. All accessory structures or additions over 10 feet in height shall be subject to the <br />City's Administrative Design Review process. <br /> <br />9. The developer shall be responsible for constructing an additional, approximately five feet of <br />roadway width along a portion of the project frontage for purposes of creating a <br />deceleration land for vehicles traveling westbound at the entrance to Leon Place. The final <br />design of this improvement shall be submitted for the review and approval of the City <br />Engineer prior to issuance of a building permit. The cost of this roadway widening shall be <br />included in the Vineyard Avenue Corridor Specific Plan area-wide infrastructure costs and <br />the developer shall be eligible for credit against his Specific Plan fees. The house and berm <br />shall shifted to the north an additional 5 feet. The project developer shall include this <br />requirement in the site plan and is subject to the review and approval of the Planning <br />Director prior to issuance of a building permit. <br /> <br />10. The height of the primary structure shall be surveyed and verified as being in conformance <br />to the approved building height as shown on Exhibit "A" or as otherwise conditioned. Said <br />verification is the project developer's responsibility, shall be performed by a licensed land <br />surveyor or civil engineer, and shall be completed and provided to the Planning Department <br />before the first framing or structural inspection by the Building Department. <br /> <br />11. A list of the green building measures used in the design of the addition/remodeling of the <br />home covered by this approval shall be provided for the review and approval of the <br />Planning Director with the application for design review approval for the home(s). The <br />home covered by this approval shall be designed to achieve a minimum of 50 points using <br />the ACWMA's Green Points rating system. The green building measures shall be shown on <br />one of the first two pages of the plans submitted for issuance of a building permit. <br /> <br />2 <br /> <br />. <br />
