<br />Exhibit B <br />Conditions of Approval <br /> <br />PUD-40, R.J. WilsonlDelco Builders <br />Vineyard Avenue, west of 2500 Vineyard Avenue <br />December 8, 2004 <br /> <br />1. The proposed development shall be in substantial conformance to the development plans, <br />Exhibit A, dated "Received, August 11,2004," Geotechnical Investigation report dated <br />"Received, November 9, 2004," Color/Material board dated "Received November 9,2004," <br />on file with the Planning Department, except as modified by the following conditions. <br />Minor changes to the plans may be allowed subject to the approval ofthe Planning Director <br />if found to be in substantial conformance to the approved exhibits. <br /> <br />2. The project developer shall obtain a building permit from the Building Department and any <br />other applicable City permits for the project prior to the commencement of any <br />construction. <br /> <br />3. The project developer shall pay any and all fees to which the property may be subject prior <br />to issuance of a building permit. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />4. The PUD development plan approval shall lapse two years from the effective date of this <br />ordinance unless a building permit is obtained and construction diligently pursued, unless <br />otherwise vested by an approved development agreement for the property. <br /> <br />5. The project developer shall submit a final lighting plan for the building site and site covered <br />by this approval to the Planning Director for review and approval before issuance of <br />building permits. All outdoor lighting shall be low intensity, cut-off style fixtures and shall <br />be directed away from adjacent residences. <br /> <br />6. This PUD development shall be subject to the permitted and conditional use of the LDR <br />(Low Density Residential) and Open Space Districts, as provided in the Vineyard Avenue <br />Corridor Specific Plan. <br /> <br />7. This PUD development plan shall be subject to the following site development standards, as <br />specified in the Vineyard Avenue Corridor Specific Plan: <br /> <br /> <br />Minimwn Lot Size <br />Minimum Yard Areas: <br />Front: <br />Sides: <br />Rear: <br />Floor Area Ratio <br />Maximwn Hei ht <br /> <br />1.675 acre <br /> <br />30 feet <br />15 ft. interior; 20 ft. street <br />30 ft. <br />30% <br />22 feet; one-stor <br /> <br />1 <br /> <br />. <br />
