<br />8. The applicant shall make the following modifications/revisions to the proposed trash <br />enclosure: <br /> <br />a) A plaster finish shall be applied to the exterior of the concrete block faces, <br />matching the plaster finish on the south elevation of the 641 Main Street building. <br /> <br />b) The roof shall be redesigned to completely cover the trash enclosure. <br /> <br />c) The trash enclosure shall be painted to match the southern elevation of the 641 <br />Main Street building. <br /> <br />Said modifications shall be submitted in conjunction with the plans submitted for <br />issuance of building permits and shall be subject to review and approval by the Plarming <br />Director prior to issuance of building permits for the project. <br /> <br />9. Prior to issuance of a building permit for the trash enclosure, the applicant shall enter into <br />a license agreement with the City, the language of which shall be subject to the review <br />and approval by the City Attorney. <br /> <br />10. The seven City parking spaces behind (south 01) the subject property may be relocated as <br />shown on the proposed site plan provided that the applicant modifies the striping for the <br />northernmost City parking space behind the 629/633 Main Street building to provide the <br />required back up clearance. Said parking lot striping shall be shown on the plans <br />submitted for issuance of building permits and shall be subject to review and approval by <br />the Plarming Director prior to issuance of building permits for the project. <br /> <br />11. Except as otherwise approved by the Plarming Director, the stucco finish on the building <br />shall have a light dash finish. Prior to installation, the applicant shall submit a sample of <br />the stucco wall finish for review and approval by the Plarming Director. <br /> <br />12. The proposed paving within the side courtyard and at the rear of the site shall be <br />enhanced paving (e.g., colored concrete with score lines) to provide an attractive finish. <br />Details of the enhanced paving shall be subject to review and approval by the Plarming <br />Director prior to installation. <br /> <br />13. The applicant shall explore adding decorative balconies within the three upper arches on <br />the front fa.yade and adding a quatrefoil ornament in the center second floor arch of the <br />front fa.yade similar to those which existed in old photographs of the building. The final <br />architectural treatment of the upper arches on the front fa.yade shall be subject to the <br />review and approval of the Plarming Director prior to issuance of a building permit. <br /> <br />14. The approved building colors/materials shall be indicated on the final building permit <br />plans. Any proposed revisions to these approved colors or materials must be submitted <br />for review and approval by the Planning Director prior to painting!installation. <br /> <br />2 <br /> <br />H' <br />
