<br />15. All roof-mounted equipment, ducts, vents, blowers, satellite dishes, etc. shall be no <br />higher than the top of the parapet wall, or located to not be visible from any public street, <br />sidewalk, or parking area within a one block radius of the site. Screening details shall be <br />shown on the plans submitted for issuance of building permits, the adequacy of which <br />shall be determined by the Planning Director. All required screening shall be provided <br />prior to occupancy. <br /> <br />16. All mechanical equipment shall be constructed in such a marmer that noise emanating <br />from it will not be perceptible beyond the property plane ofthe subject property in a <br />normal environment for that zoning district. <br /> <br />17. The applicant shall submit an exterior lighting plan for the building for the review and <br />approval of the Planning Director prior to issuance of building permits. Lighting shall be <br />directed away from adjacent properties and, if deemed necessary by the Plarming <br />Director, shall incorporate cut-off shield type fixtures to prevent glare onto adjacent <br />properties or roadways. <br /> <br />18. Trash containers shall be stored within the trash enclosure at all times, except when being <br />unloaded. <br /> <br />19. All utilities required to serve the proposed development shall be installed underground, <br />unless otherwise determined by the City Engineer. <br /> <br />20. The applicant shall install any new transformer(s) underground in a vault. The location <br />of the transformer(s) shall be subject to approval by the Plarming Director prior to <br />issuance of permits by the Building Department. <br /> <br />21. The proposed planter area around the two existing Raywood ash trees at the rear of the <br />property shall be expanded south to the back of the proposed curb and expanded west by <br />approximately three feet. Said modification shall be shown on the plans submitted for <br />issuance of building permits and shall be subject to review and approval by the Plarming <br />Director prior to issuance of building permits for the project. <br /> <br />22. A final landscape plan and irrigation plan shall be submitted to and approved by Plarming <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be detailed in terms of species, location, size, quantities, and <br />spacing. <br /> <br />23. The City street tree in front ofthe subject property may be removed and replaced as <br />shown on the site plan. The City street tree shall be replaced with a minimum 24-inch <br />box sized tree. Unless otherwise approved by the City Landscape Architect, the <br />replacement tree shall be Idaho locust. The existing tree well shall be restored to a <br />Downtown sidewalk configuration in a marmer satisfactory to the City Engineer. <br /> <br />24. The applicant shall install a cast iron tree grate around the new City street tree. The tree <br />grate shall match the existing Main Street tree grates. <br /> <br />3 <br />
