<br />B. Lots 6, 7, 8, 9, 10, and 11 shall have a 25-foot rear yard setback with no structures <br />(above ground or below ground, including pools, patios, decks, or other <br />structures) allowed in the rear yard setback. This same restriction shall apply to <br />the area setback 25 feet from the new western property line shared with Lots 4 I <br />and 42 in Vintage Heights II (Tract 5835). <br /> <br />C. The setback requirements shall be the same as in the R-I-20,000 zoning district. <br /> <br />D. The maximum floor area ratio (FAR) shall be 25-percent. A maximum of 450 <br />square feet of garage area may be exempted from the FAR. Additional garage <br />area above 450 square feet (i.e., for three-car garages and larger) shall be included <br />in the floor area of the house in calculating the FAR. <br /> <br />E. House colors shall be limited to earth tones. Accent colors such as steel blue or <br />deep maroon may be used with discretion in limited amounts around doors, <br />windows, and fascia trim, while still encouraging individuality. <br /> <br />IV. Building Design <br /> <br />A. No particular architectural style is encouraged. The house design shall <br />compliment existing homes in the area with sufficient variations to enhance the <br />area. HigWy ornate styles and styles not normally associated with hillside <br />development (e.g., geodesic domes, plantation!colonial, A-frames, steel <br />structures, etc.) will not be allowed. <br /> <br />B. Roofing material may be slate or dark or earth-tone tile. <br /> <br />C. Exterior materials may consist of lap siding, brick, stone or stucco, with brick or <br />stone encouraged on the front elevation. All four elevations of a house shall <br />incorporate consistent articulation and detail treatment in terms of design. <br /> <br />D. Windows are to be located on the side building elevations in such a way that their <br />impact upon the privacy of adjoining properties is minimized. <br /> <br />E. Variation of roof lines is to be encouraged. The roof plane should be broken by <br />architectural elements such as dormers, saddlers, steps, etc. Large unbroken <br />expanses of roof will not be acceptable. <br /> <br />F. The home should be designed to prevent a blocky appearance, large areas of blank <br />walls or uninteresting building elevations. Varying wall planes, projections and <br />roof lines are encouraged. <br /> <br />2 <br />
