Statement ofIntent <br /> <br />The intent of these guidelines is to provide guidance in the development of the 15 lots <br />proposed for PUD-91-14, Tract 5904 - Beratlis Place. <br /> <br />A. Setting forth the approval process for subsequent development; <br /> <br />B. Encouraging imagination in the design and construction of the proposed new <br />dwellings on a lot-by-Iot basis; <br /> <br />C. Establishing minimum requirements in order that the proposed dwelling enhances <br />the flavor and characteristics of the surrounding properties; <br /> <br />D. Regulating the placement of accessory structures to avoid adverse impacts on <br />adjoining properties; and, <br /> <br />E. Creating attractive street frontage landscape improvements to blend with the <br />surrounding Foxbrough and Vintage Heights II subdivisions. <br /> <br />II. Submittal Procedure <br /> <br />A. All house plans shall be reviewed first by the Architectural Review Committee for <br />this development and then by the City of Pleasanton Zoning Administrator prior <br />to their review by the City of Pleasanton Building Department pursuant to <br />Chapter 18.20 ofthe Pleasanton Municipal Code. <br /> <br />B. Alterations, additions, and/or remodeling of the existing dwelling will be <br />governed by Chapter 18.20 ofthe Pleasanton Municipal Code. <br /> <br />C. The review of all accessory structures shall be governed by Chapter 18.20 ofthe <br />Pleasanton Municipal Code. <br /> <br />III. Residential Standards For All Lots <br /> <br />A. Lots 6, 7, 8, 9, 10, II, 13, and 14 shall be single-story homes with a maximum <br />height of 24-feet. The height shall be measured from the lowest point of the <br />building where the house intersects the finished grade to the highest peak of the <br />roof. <br /> <br />I <br />
