Unless the Fire Marshall requires a fire hydrant on the private access roads, the homes <br />served from these roads shall have individual water service laterals with the water meters <br />located at the back of sidewalk on Beratlis Place. This detail shall be shown on the final <br />improvement plans to the satisfaction of the City Engineer before City approval of the <br />final subdivision map. <br /> <br />55. There shall be a concrete lined V-ditch installed along the rear property lines of Lots 8, 9, <br />10 and 11 with an individual side opening catch basin provided for each of the lots. The <br />catch basins shall be connected to the underground storm drain system connected to the <br />existing storm drain system on Lot 7. These storm drain systems and shall be private. <br />This detail shall be shown on the final improvement plains to the satisfaction of the City <br />Engineer before City approval ofthe final subdivision map. <br /> <br />56. The existing concrete V-ditches along the rear property lines of Lots 13, 14 and 15 shall <br />be retrofitted with individual side opening catch basins for each of the lots. The catch <br />basins shall be connected to an underground storm drain system connected to the existing <br />storm drain system in Beratlis Place. These storm drain systems shall be private. This <br />detail shall be shown on the final improvement plans to the satisfaction of the City <br />Engineer before City approval of the final subdivision map. <br /> <br />57. The applicant's engineer shall insure that the existing storm drain system traversing this <br />development and off-site of this development is adequate to handle the runoff from the <br />proposed development. The applicant shall be responsible for any modification required <br />of the existing storm drain system. This determination shall be made by the City <br />Engineer in conjunction with the review of the final improvement plans. <br /> <br />58. The curb and gutter of all streets within the development shall have subdrains installed at <br />either the back of curb or lip of gutter at the discretion of the City Engineer. Said drains <br />shall be connected to the storm drain system or drained by other means acceptable to the <br />City Engineer. This detail shall be shown on the final improvement plans to the <br />satisfaction of the City Engineer before City approval ofthe final subdivision map. <br /> <br />59. The applicant shall post with the City prior to approval of the final subdivision map, an <br />additional performance bond for all subdivision improvements that are not to be accepted <br />by the City of Pleasant on. The amount of the bond shall be determined by the City <br />Engineer. <br /> <br />60. The water and gravity sanitary sewer mains (except as noted) shall be public and <br />maintained by the City. There shall be a two-way c1eanout on the sanitary sewer lateral <br />located at the back of the Public Service Easement. <br /> <br />61. The lot line adjustments and conveyances contemplated by condition of approval 7 to <br />PUD 91-14 and related to Lots 1 through 4 of Tract 5188 and Lots 41 and 42 of Tract <br />5835 shall record prior to or concurrently with the final subdivision map. <br /> <br />7 <br />
