54. Unless the Fire Marshall requires a fire hydrant on the private access roads, the homes served from these roads shall have individual water service laterals with the water meters located at the back of sidewalk on Beratlis Place. This detail shall be shown on the final improvement plans to the satisfaction of the City Engineer before City approval of the final subdivision map. 55. There shall be a concrete lined V-ditch installed along the rear property lines of Lots 8, 9, 10 and 11 with an individual side opening catch basin provided for each of the lots. The catch basins shall be connected to the underground storm drain system connected to the existing storm drain system on Lot 7. These storm drain systems and shall be private. This detail shall be shown on the final improvement plains to the satisfaction of the City Engineer before City approval ofthe final subdivision map. 56. The existing concrete V-ditches along the rear property lines of Lots 13, 14 and 15 shall be retrofitted with individual side opening catch basins for each of the lots. The catch basins shall be connected to an underground storm drain system connected to the existing storm drain system in Beratlis Place. These storm drain systems shall be private. This detail shall be shown on the final improvement plans to the satisfaction of the City Engineer before City approval of the final subdivision map. 57. The applicant's engineer shall insure that the existing storm drain system traversing this development and off-site of this development is adequate to handle the runoff from the proposed development. The applicant shall be responsible for any modification required of the existing storm drain system. This determination shall be made by the City Engineer in conjunction with the review of the final improvement plans. 58. The curb and gutter of all streets within the development shall have subdrains installed at either the back of curb or lip of gutter at the discretion of the City Engineer. Said drains shall be connected to the storm drain system or drained by other means acceptable to the City Engineer. This detail shall be shown on the final improvement plans to the satisfaction of the City Engineer before City approval ofthe final subdivision map. 59. The applicant shall post with the City prior to approval of the final subdivision map, an additional performance bond for all subdivision improvements that are not to be accepted by the City of Pleasant on. The amount of the bond shall be determined by the City Engineer. 60. The water and gravity sanitary sewer mains (except as noted) shall be public and maintained by the City. There shall be a two-way c1eanout on the sanitary sewer lateral located at the back of the Public Service Easement. 61. The lot line adjustments and conveyances contemplated by condition of approval 7 to PUD 91-14 and related to Lots 1 through 4 of Tract 5188 and Lots 41 and 42 of Tract 5835 shall record prior to or concurrently with the final subdivision map. 7
