<br />27. The following four windows on Unit B shall be modified to window sizes and shapes <br />which are taller and narrower single-hung windows: the two bedroom windows on the <br />Fair Street elevation and the two foyer windows. Said modification shall be shown on <br />the plans submitted for issuance of building permits and shall be subject to the review <br />and approval by the Planning Director prior to issuance of building permits for the <br />proj ect. <br /> <br />28. The proposed picket style fencing shall comply with the height and picket spacing <br />requirements of Chapter 18.84 of the Municipal Code. Elevations of the picket and solid <br />fencing shall be shown on the plans submitted for issuance of building permits. Said <br />plans shall be subject to the review and approval by the Planning Director prior to <br />issuance of building permits for the project. <br /> <br />29. The project developer shall submit a final exterior lighting plan for the project for the <br />review and approval of the Planning Director prior to issuance of building permits. <br />Lighting shall be designed/installed to reduce glare on adjacent residences. <br /> <br />30. All conditions of approval shall be attached to all building permit plan check sets <br />submitted for review and approval. These conditions of approval shall be attached at all <br />times to any grading and construction plans kept on the project site. It is the <br />responsibility of the applicant/property owner to ensure that the project contractor is <br />aware of, and abides by, all conditions of approval. It is the responsibility of the <br />applicant/property owner to ensure that the project landscape contractor is aware of, and <br />adheres to, the approved landscape and irrigation plans, and all conditions of approval. <br />Prior approval from the Planning Department is required before any changes are <br />constituted in site design, grading, house design, house colors or materials, fence <br />material, fence location, landscape material, etc. <br />31. The approved house colors/materials shall be indicated on the final building permit plans. <br />Any proposed revisions to these approved colors or materials must be submitted for <br />review and approval by the Planning Director prior to painting/installation. <br /> <br />32. Final inspection by the Planning Department is required prior to occupancy of the <br />dwellings. <br /> <br />Minor SubdivisionlParcel Map: <br /> <br />33. Prior to issuance of a building permit for the project, a minor subdivision (parcel map) <br />shall be approved by the City and recorded. <br /> <br />34. Prior to or concurrently with the recordation ofthe parcel map, the project developer <br />shall grant an 8 ft. wide public service easement (P.S.E.) along the project's Fair and <br />Division Street frontages. <br />
