<br />17. Two parking spaces shall be maintained in the Lot A garage at all times and one parking <br />space shall be maintained in the Lot B garage at all times. The Lot A and B garages shall <br />not be used for storage in a manner that would interfere with the ability to park cars <br />within the garage. This restriction shall be disclosed to the future homeowners in a <br />manner satisfactory to the City Attorney. <br /> <br />IS. No boats, campers, or trailers shall be parked or stored on Lot B. Boats, campers, or <br />trailers shall not be stored or parked in the Lot A garage or uncovered parking space, but <br />may be parked or stored in other locations on the site provided that they are adequately <br />screened from the street as required in Chapter IS.S4 of the Municipal Code. <br /> <br />19. The height of the structures shall be surveyed and verified as being in conformance to the <br />approved building height as shown on Exhibit "A" or as otherwise conditioned. Said <br />verification is the project developer's responsibility, shall be performed by a licensed land <br />surveyor or civil engineer, and shall be completed and provided to the Planning <br />Department before the first framing or structural inspection by the Building Department. <br /> <br />20. The applicants shall submit a pad elevation certification prepared by a licensed land <br />surveyor or registered civil engineer to the Chief Building Official and Planning Director, <br />certifying that the pad elevations and building locations (setbacks) are pursuant to the <br />approved plans, prior to receiving a foundation inspection for the structure. <br /> <br />21. This development shall be considered as a "first-come, first-served" project for growth <br />management purposes. <br /> <br />22. Wood-burning fireplaces shall be prohibited. Natural gas-fired fireplaces, EP A-certified <br />wood fireplaces or heaters, and wood pellet-fueled heaters and fireplace inserts shall be <br />allowed. <br /> <br />23. The project developer shall provide all buyers with copies of the project conditions of <br />approval. <br /> <br />24. Details and sections of the siding installation, door trim, and window treatments (sill, <br />trim, frame, sash, mullion, muntin, window recess, etc.) shall be shown on the building <br />permit plans and shall be subject to review and approval by the Planning Director prior to <br />issuance of a building permit. <br /> <br />25. The windows shall have a similar frame and sash thickness as found on a traditional <br />wood-framed/sashed window. <br /> <br />26. The applicants shall use high quality ("architectural grade") composition roof shingles on <br />both units that is thicker than standard composition shingles. A roof material sample or <br />manufacturer's brochure shall be included with the plans submitted for issuance of <br />building permits and shall be subject to the review and approval by the Planning Director <br />prior to issuance of building permits for the project. <br />
