<br />Said modifications shall be submitted in conjunction with the plans submitted for <br />issuance of building permits and shall be subject to the review and approval by the <br />Planning Director prior to issuance of building permits for the project. <br /> <br />44. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all shrubs a <br />minimum offive (5) gallons, unless otherwise conditioned or shown on the approved <br />landscape plan. <br /> <br />45. The project developer shall provide root control barriers and four inch (4") perforated <br />pipes for the street trees. <br /> <br />46. The right-of-way landscaping along the street frontages shall be maintained at all times in <br />a manner satisfactory to the City and consistent with the approved landscape plan for this <br />development. The Lot A owner shall maintain the existing California black walnut tree <br />and right-of-way landscaping along the Fair Street frontage of Lot A. The Lot B owner <br />shall maintain the right-of-way landscaping along the Fair and Division Street frontages <br />of Lot B. This requirement shall be disclosed to the future homeowners in a manner <br />satisfactory to the City Attorney. <br /> <br />47. Unless otherwise approved by the Planning Director, the right-of-way, front yard, and <br />street side yard landscaping indicated on the plans shall be installed by the developer <br />prior to occupancy. Rear yard and interior side yard landscaping shall be installed within <br />nine months of occupancy. The applicants shall arrange a landscape site inspection with <br />the Planning Department staff upon completion of the rear yard and interior side yard <br />landscaping installation. <br /> <br />48. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br /> <br />Building Permit Review: <br /> <br />49. The applicants shall obtain a building permit, and any other applicable City permits for <br />the project prior to the commencement of any construction. <br /> <br />50. To initiate the building permit plan check process, the applicants shall submit the <br />following: <br /> <br />a. Three (3) full-size sets of construction plans (wet-stamped and signed); <br /> <br />b. Two (2) sets ofthe necessary structural and Title 24 calculations; <br /> <br />c. Two (2) copies of a site-specific soils report; <br /> <br />d. The completed Building Permit Questionnaire; and <br />
