<br />a. The existing California black walnut tree may not be trimmed or pruned without <br />prior approval by the Planning Director. Any City approved pruning of the existing <br />California black walnut tree shall be performed by a certified arborist. <br /> <br />b. No equipment shall be operated or stored within the dripline of California black <br />walnut tree. <br /> <br />c. No trenching for utilities or irrigation shall take place within the dripline of the <br />existing California black walnut tree without prior approval by the Planning Director. <br /> <br />d. Tree protection fencing shall remain in place until completion of construction; <br />removal of such fencing prior to that time may result in a "stop work" order. <br /> <br />e. No oil, gasoline, chemicals, or other harmful materials shall be deposited or <br />disposed within the dripline of the California black walnut tree or in drainage channels, <br />swales, or areas that may lead to the dripline. <br /> <br />f. No stockpiling/storage offill, etc., shall take place underneath or within 5' of the <br />dripline of the existing California black walnut tree. <br /> <br />Failure to comply with any of these requirements may result in a "stop-work" order. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />42. A final landscape plan and irrigation plan shall be submitted to and approved by the <br />Planning Director as part of the building permit plan set prior to issuance of an on-site <br />permit. Said landscape plan shall be consistent with the approved landscape plan plus <br />any conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing. <br /> <br />43. Prior to the issuance of a building permit, the landscape plan shall be modified as <br />follows: <br /> <br />a. The six flowering pear trees to be installed in the City right-of-way along Fair <br />Street shall be 24-inch box size trees. <br /> <br />b. The landscaping and irrigation below the dripline of the existing California black <br />walnut tree shall be eliminated as specified in the tree report. <br /> <br />c. The trunk and dripline of the California black walnut tree shall be accurately <br />shown on the plan. <br /> <br />d. The location of the garages and dwellings shall conform with the locations shown <br />on the site plan. <br />
