<br />and color of the wall shall be subject to the review and approval of the Planning <br />Director, prior to the issuance of a building permit. <br /> <br />20. If the property owners at 4161 and 4153 Walnut Drive give permission, the <br />applicant shall install a seven-foot tall solid redwood fence on the eastern side of <br />the proposed seven-foot tall pre-cast masonry wall. The design, color, and <br />location of the fence shall be subject to the review and approval ofthe Planning <br />Director, prior to the issuance of a building permit. The property owner at 4161 <br />Walnut Drive shall be responsible for the maintenance of the redwood fence <br />installed at 4161 Walnut Drive and the property owner at 4153 Walnut Drive shall <br />be responsible for the maintenance of the redwood fence installed at 4153 Walnut <br />Drive. <br /> <br />21. A retaining wall shall not be installed within 20 feet of the eastern property line. <br /> <br />Lighting <br /> <br />22. The project developer shall submit a final lighting plan for the exterior of the <br />building and for the parking lot for the review and approval of the Planning <br />Director prior to issuance of building permits. The lighting plan shall be <br />consistent with Section 20.36.110, "Commercial Buildings-Lighting", of the <br />Pleasanton Municipal Code. The light standards in the parking lot shall be <br />designed to shine downward only and shall be of a traditional design. The light <br />standards in the parking lot shall be no more than 12 feet in height and shall be <br />located so as to minimize impacts on the adjacent residences to the east. <br /> <br />Parking and Traffic <br /> <br />23. A curb shall not be installed on the northern side of the parking lot. Wheel stops <br />shall be provided in the northern most parking spaces. <br /> <br />24. The parking lot shall be set back a minimum of20 feet from the top of bank of the <br />Arroyo del Valle. <br /> <br />25. The drive aisle widths shall be clearly shown on the plans snbmitted for the <br />issuance of a building permit. All drive aisles widths shall meet the minimum <br />requirements of Chapter 18.88 of the Pleasanton Municipal Code. As determined <br />by the Fire Marshall, some drive aisles may be required to be painted and/or <br />posted as fire lanes. <br /> <br />26. All full-sized parking spaces shall be a minimum of 19' x 9' in size and compact <br />parking spaces shall be a minimum of 8' x 16' in size. Reductions in parking <br />space length up to a maximum of 2' shall be allowed so long as adequate vehicle <br />overhang is provided in front of each reduced-sized parking space, as determined <br />by the Planning Director.
