<br />the parking stalls shall be clearly shown in the plans submitted for the issuance of <br />a building permit. Disabled parking requirements shall be installed in accordance <br />with the California Building Code. <br /> <br />27. All parking spaces on site shall be striped. Wheel stops shall be provided unless <br />the spaces are fronted by concrete curbs, in which case sufficient area shall be <br />provided beyond the ends of all parking spaces to accommodate the overhang of <br />automobiles. A curb shall not be installed on the northern side of the parking lot. <br /> <br />28. A minimum of 51 parking spaces shall be provided on site. No more than 40% of <br />the parking spaces shall be compact. The parking spaces shall be shown on the <br />plans submitted for the issuance of building permits. <br /> <br />29. All drive aisles shall be signed for no parking except in designated parking areas. <br /> <br />30. No truck parking, loading, or unloading shall occur on Ray Street. <br /> <br />Landscaping, Gates, and Courtyard <br /> <br />31. The gates on the building shall remain unlocked during business hours. <br /> <br />32. A fountain shall be provided in the center of the courtyard. A seating area, for <br />visitors, shall be provided in the courtyard. On the plans submitted for the <br />issuance of a building permit, the applicant shall provide an elevation drawing of <br />the fountain and seating area. The design shall be subject to the review and <br />approval of the Planning Director, prior to the issuance of a building permit. <br /> <br />33. As part of the project, the applicant shall remove the Modesto ash street tree and <br />shall install and maintain three 24-inch box Arizona ash trees in the sidewalk area <br />between the property line and the street. The planter areas shall be six-feet long <br />each. The planter areas shall be designed to be as wide as possible, while still <br />maintaining a four-foot wide sidewalk. The location and design of the planter <br />areas shall be subject to the review and approval of the Planning Director prior to <br />the issuance of a building permit. The applicant shall provide tree grates around <br />all street trees. The grates shall match those installed around the street trees on <br />Main Street. <br /> <br />34. Prior to the issuance of a building permit, the property owner or applicant shall <br />enter into an agreement with the City, approved by the City Attorney, which <br />guarantees that all landscaping and open space areas included in this project, <br />including all street trees, will be maintained at all times in a manner consistent <br />with the approved landscape plan (as conditioned) for this development. Said <br />agreement shall run with the land for the duration of the existence of the <br />structures located on the subject property. <br />
