<br />Medical and dental offices (including chiropractors, optometrists, <br />physicians and similar professions) shall not be permitted. <br /> <br />Building Design <br /> <br />5. The stucco texture on the building shall have a hand troweled "Monterey" or <br />"California" finish, as shown in Exhibit P. A sample of the stucco texture shall be <br />provided to the Planning Department, prior to the issuance of a building permit. <br />The sample shall be subject to the review and approval of the Planning Director, <br />prior to the issuance of a building permit. <br /> <br />6. The primary building color shall be a tan color. The window and door trim shall <br />be dark brown. Prior to the issuance of the issuance of a building permit, the <br />applicant shall write all proposed primary and trim colors on the plans and shall <br />provide a sample of the proposed colors to the Planning Director. The colors <br />shall be subject to the review and approval of the Planning Director, prior to the <br />issuance of a building permit. <br /> <br />7. The roof tile shall be clay and shall either be "Rustic Smoke Blend #B333", <br />"Houstonian Blend #B332", or a similar color. The roof tile pattern shall be a <br />barrel style. The applicant shall write the proposed color and manufacturer of the <br />roof tiles on the plans submitted for the issuance of a building permit and shall <br />provide the Planning Director with a color and material sample. The roof sample <br />shall be subject to the review and approval of the Planning Director, prior to the <br />issuance of a building permit. <br /> <br />8. All roof flashing, gutters, and downspouts shall be copper. The applicant shall <br />require that the building design professional annotate this requirement on each <br />plan sheet that the roof flashing, gutters, and downspouts are shown for the <br />issuance of a building permit. <br /> <br />9. Any proposed vents shall be stucco, wrought iron, or clay barrels. All proposed <br />vents shall be shown on the plans submitted for the issuance of a building permit. <br />The exterior design of the vents shall be subject to the review and approval of the <br />Planning Director, prior to the issuance of a building permit. <br /> <br />10. The windows shall be casement windows with metal or wood frames and shall be <br />recessed at least five inches into the building wall. The glazing on the windows <br />shall be clear. The grids shall be metal or wood and shall be designed such that <br />the windows shall have true divided lights. The windows shall not have snap on <br />grids separating the panes of glass. The window frame material shall match the <br />window grid material. On the plans submitted for the issuance of a building <br />permit, the applicant shall provide a detailed window section showing the window <br />details described in this condition of approval.
