<br />Exhibit B <br /> <br />Conditions of Approval <br />PUD-30, Valley Park Associates <br />325 Ray Street <br />January 14,2004 <br /> <br />PLANNING <br /> <br />1. The building and related site improvements shall be constructed as shown on the <br />site plan, elevation drawings, floor plan, grading plan, landscaping plan, sign <br />plan, LEED Scorecard, and color and material board, Exhibit A, Dated "Received <br />December 2, 2003", on file with the Planning Department, except as modified by <br />the following conditions of approval. Minor changes and additions to the <br />approved PUD development plan may be allowed subject to the approval of the <br />Planning Director, if found to be in substantial conformance to the approved <br />exhibits. <br /> <br />2. PUD development plan approval for the building and related site improvements <br />will lapse within two (2) years from the date of approval unless a building permit <br />is issued and construction has commenced and is diligently pursued toward <br />completion or an extension has been approved by the City pursuant to section <br />IS.20.070 of the Pleasanton Municipal Code. <br /> <br />3. All conditions of approval for this case shall be reprinted and included as a <br />plan sheet(s) with the buiIdinl! permit plan check sets submitted for review <br />and approval. These conditions of approval shall be on, at all times, all grading <br />and construction plans kept on the project site. It is the responsibility of the <br />building developer to ensure that the project contractor is aware of, and abides by, <br />all conditions of approval. It is the responsibility of the building developer to <br />ensure that the project landscape contractor is aware of, and adheres to, the <br />approved landscape and irrigation plans. Prior approval from the Planning <br />Department must be received before any changes are constituted in site design, <br />grading, building design, building colors or materials, landscape material, etc. <br /> <br />4. The permitted uses on the subject property shall be as follows: <br /> <br />A. Administrative, business, professional, and executive offices; <br />B. Analytical and research service offices, not involving the <br />manufacture, fabrication, procession, or sale of products on the <br />premises; <br />C. Business service offices, including employment agencies, <br />accountants, notaries, stenographic, addressing, computing, travel, <br />and related services; and <br />D. Financial institutions, including banks, saving and loan <br />associations, and related services. <br />
