The applicant shall post cash, letter of <br />credit, or other security satisfactory to the Planning Director in the amount of <br />$5,000 for each tree required to be preserved, up to a maximum of $25,000. The <br />cash bond or security retained for one year following acceptance of public <br /> <br />improvements or completion of construction, whichever is later, and shall be <br />forfeited if the trees are destroyed or substantially damaged. <br /> <br />Signage <br /> <br />43. The address on the monument sign shall be indirectly illuminated with ground- <br />mounted lighting with an illumination level of I-foot candle. The location and <br />design of the light(s) shall be subject to the review and approval of the Planning <br />Director prior to the issuance of a building permit. <br /> <br />44. The applicant may install the project name on the monument sign. The letters for <br />the project name shall be 6" raised bronze letters. The location of the letters shall <br />be subject to the review and approval of the Planning Director, prior to <br />installation. <br /> <br />45. The seven-foot tall element shown on the monument sign on Exhibit A is not <br />approved. Prior to the issuance of a building permit, the applicant shall remove <br />this element from the plans. <br /> <br />46. The stucco color and texture on the monument sign shall match the primary <br />stucco color and texture on the main building. <br /> <br />47. Sprinkler heads located near the monument sign shall be directed away from the <br />monument sign so as to not spray water on the sign. <br /> <br />Screening of and Location of Equipment and Utilities <br /> <br />48. All roof mounted equipment, including HV AC, vents, and any other mechanical <br />or communications equipment, shall be designed, installed, and maintained over <br />the life of the building such that the equipment does not project above a horizontal <br />plane established by the building's equipment screen walls. <br /> <br />49. The project developer shall effectively screen from view all ducts, vents, meters, <br />air conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the main structure. Screening details shall be shown on the plans submitted <br />for issuance of building permits, the adequacy of which shall be determined by <br />the Planning Director. All required screening shall be provided prior to <br />occupancy. <br />
