Ms. Kline advised that the former name of that subdivision was Victoria Meadows, now <br />known as Pleasanton Estates, and that it was mistyped in the staff report. <br />In response to an inquiry by Commissioner Blank whether a 12-foot diameter satellite <br />dish may be installed on the sloped portion of the site, Ms. Kline confirmed that would <br />not be allowed. Any dish over 10 feet in height would require an administrative design <br />review, and only fencing was allowed on the sloped area of this site. <br />Commissioner Fox expressed concern about Condition 24 regarding the trees and would <br />like to see the site remain rural in nature. She would like to see the primary screening <br />trees be planted larger in size. She wanted to add a condition regarding the house colors <br />that the Planning Director review the colors and ensure that they blend in well with East <br />Bay Regional District guidelines. She noted that the computer renderings made it <br />difficult to determine the true colors and requested that the Planning Director review the <br />colors with the developer one more time before the colors for the house were chosen. <br />She requested that the photomontage to be presented for the City Council's review of the <br />application include the correct trim colors. <br />Commissioner Blank would like to see denser front coverage of the lot with respect to the <br />trees. He would also like to see mitigation trees planted if any trees were removed or <br />destroyed during construction. <br />Commissioner Fox noted that she could support Commissioner Blank's suggestion. <br />Commissioner Roberts moved to find that the proposed PUD development plan is <br />consistent with the General Plan, the purposes of the PUD ordinance, and the <br />Vineyard Avenue Corridor Specific Plan; to make the PUD findings as listed in the <br />staff report; and to recommend approval of PUD-40 as conditioned in the staff <br />report, with the following modifications that: <br />1. the house trim colors be shown correctly on the photomontage to be provided <br />for the PUD review by the City Council; <br />2. Condition No. 22 be amended to include the tree mitigation requirement for <br />any existing trees that may have been damaged; <br />3. the Planning Director ensure that the house colors blend in with the natural <br />development to the greatest extent feasible; and <br />4. larger and/or denser landscaping shall be added along the berm area at the <br />front of the house. <br />Commissioner Fox seconded the motion. <br />ROLL CALL VOTE: <br />AYES: Commissioners Blank, Fox, and Roberts. <br />NOES: None. <br />ABSTAIN: None. <br />RECUSED: None. <br />ABSENT: Commissioners Arkin and Maas. <br />PLANNING COMMISSION MINUTES, December 8, 2004 Page 6 of 19 <br />
