_- Ms. Kline displayed the site plan for the Commission and a detailed discussion of the site
layout ensued.
THE PUBLIC HEARING WAS OPENED.
R.J. Wilson, applicant, noted that with respect to the visibility of the homes from
Vineyard Avenue, Lots 3 and 4 were somewhat blocked by the houses on Lots 1 and 2.
Lot 11 featured a grade differential which would make it somewhat visible, and the part
of the back of the house on Lot 6 would be visible. Based on staff s comments, some
changes were made to the front-facing lots by adding front porches. On the down-sloped
Lot 6, a small patio area was created in the front to bring more of a neighborhood feel to
it. He noted that the plans were modified accordingly.
A discussion of the sloping between the upper and lower pads ensued.
Commissioner Arkin thanked Mr. Wilson for implementing the green building standards.
THE PUBLIC HEARING WAS CLOSED.
Commissioner Arkin moved to approve PDR-402 as conditioned in the staff report,
with the modification that the Plan 5 model to be constructed on Lot 6 be revised to
extend the wood shingle siding on the right building elevation farther towards the
rear of the house, to the point on the elevation where the roof lines change.
Commissioner Maas seconded the motion.
ROLL CALL VOTE:
AYES: Commissioners Arkin, Fox, Maas and Roberts.
NOES: None.
ABSTAIN: None.
RECUSED: None.
ABSENT: Commissioner Sullivan.
Resolution No. PC-2004-64 was entered and adopted as motioned.
d.
