Zoning for the property is <br />PUD-I (Planned Unit Development -Industrial) District. <br />Ms. Kline presented the staff report and described the proposed project as a tutorial business <br />similar to a trade school and day care centers. She stated that staff is in the process of modifying <br />the zoning ordinance to classify tutoring facilities meeting certain standards as a permitted use; <br />however, since the code has not been changed, this use permit is required. <br />Ms. Kline commented that the tutoring facility would be a compatible use for the business park <br />and that parking would be adequate. <br />THE PUBLIC HEARING WAS OPENED. <br />Virginia Rossi, 739 Main Street, clarified two points on the staff report: (1) each tutoring session <br />would be 55 minutes long; the start times would be staggered with half of the students starting on <br />the hour and the other half on the half-hour; (2) most high school and college students would be <br />scheduled after 5:00 p.m., but some students may be scheduled at 4:30 p.m. <br />Ms. Kline stated that she would note the changes for the record. <br />Commissioner Maas expressed her concern with the school system because many similar <br />businesses were opening in Pleasanton. Ms. Rossi explained that this business would be <br />homework help for students who would otherwise not ask their teacher or parents for help. <br />THE PUBLIC HEARING WAS CLOSED. <br />Commissioner Kameny moved to make the required conditional use findings as listed in <br />the staff report and to approve PCUP-113 as conditioned in the staff report. <br />ROLL CALL VOTE <br />AYES: Commissioners Arkin, Kameny, Maas, Roberts, and Sullivan. <br />NOES: None. <br />_ ABSTAIN: None. <br />ABSENT: None. <br />RECUSED: None. <br />PLANNING COMMISSION MINUTES August 11, 2004 Page 5 of 11 <br />
