PUBLIC HEARINGS AND OTHER MATTERS <br />a. PCUP-61. Bernal Partners LLC/City of Pleasanton <br />Review and consideration of possible modification to an approved conditional use <br />permit for aself-service gasoline station with a convenience market, quick-service <br />restaurant, and carwash to consider hours of operation, operation of the <br />drive-through cazwash, noise, perimeter fencing, and other issues. The subject <br />property is located at 1875 Valley Avenue (southeast corner of Bernal Avenue <br />and Valley Avenue) and is zoned PUD - C-O (Planned Unit Development - <br />Commercial-Office) District. <br />This item was continued to the July 28, 2004 Planning Commission meeting. <br />b. PDR-394. Vincent & Murohy Inc <br />Application for design review approval of a 5,200-square-foot, one-story <br />commercial building located on the existing building pad site at 3001 Bernal <br />Avenue near the McDonald's restaurant building at the southwest corner of <br />Bernal Avenue and Stanley Boulevard. Zoning for the property is PUD - C <br />(Planned Unit Development -Commercial) District. <br />Mr. Iserson summarized the staff report, describing the background and scope of the <br />project. He noted that the applicant had worked with staff and Larry Cannon on this <br />design. He advised that an outdoor plaza azea would be located at the northeast corner of <br />the building, which would add visual interest to the building. The applicant has also <br />presented a landscape plan that included planter boxes next to the storefront windows and <br />planted azeas adjacent to the parking lot. Walkways have been established aoound the <br />building, and the trash enclosures in the reaz would be screened from view in most azea. <br />Staff found the site layout to be acceptable. The building design used stone columns and <br />wainscot, canvas awning, wood outriggers, and recessed windows; he presented a colors <br />and materials board to the Commission. <br />Mr. Iserson advised that the applicant submitted a sign plan, which included three options <br />for hanging signs, as well as three options for building signs; the applicant decided not to <br />propose awning signs at this time. Staff noted that the pazking for the site would be more <br />than required, which allowed for food service use in the building.
