Staff believed that the applicant had responded in the direction of the Planning <br />Commission from the work sessions and had improved the design significantly as a <br />result. Staff recommends that the Planning Commission approve the application subject <br />to the conditions of the staff report. <br />THE PUBLIC HEARING WAS OPENED. <br />Noushin Murphy, project architect, noted that the inclusion of a roof on the trash <br />enclosure was new to her team. <br />Mr. Iserson advised that the roof was a standard condition of the Urban Clean Water <br />Run-off Ordinance. <br />Ms. Murphy advised that it would limit the functionality of the trash enclosure. <br />Mr. Iserson advised that staff would be able to work with the applicant on that item. <br />Commissioner Maas noted that staff preferred sign option no. 3, and the applicant <br />preferred option no 1. She suggested that staff and the applicant come to an agreement. <br />Commissioner Sullivan thanked the applicant for working with the Commission and <br />believed the project would be very attractive. He preferred sign option no 3 but did not <br />wish to have excessive light pollution emanating from the sign. <br />Mr. Iserson advised that the sign plan specified two fixtures per sign, which would not <br />generate a lot of illumination. He noted that a condition could be added that the applicant <br />ensure that the sign lighting not be too bright. <br />THE PUBLIC HEARING WAS CLOSED. <br />Commissioner Maas moved to approve PDR-394 as conditioned in the staff report, <br />using Option No. 3 with hanging signs and with the modification of Condition No. 3 <br />that the external lighting not be excessively bright and not produce glare. <br />Commissioner Sullivan seconded the motion. <br />ROLL CALL VOTE <br />AYES: Commissioners Fox, Kameny, Maas, Roberts, and Sullivan. <br />NOES: None. <br />ABSTAIN: None. <br />ABSENT: Commissioner Arkin. <br />Resolution No. PC-2004-43 was entered and adopted as motioned. <br />PLANNING COMMISSION MINUTES July 14, 2004 Page 7 of 24 <br />
