_ Chris Beratlis, applicant, 351-C St. Mary Street, distributed an update on the <br />neighborhood petition in favor of the project, including a map that indicated where each <br />signer of the petition lived. He added that he had received positive feedback from the <br />residents. He noted that people enjoyed the sheep but realized that they would have to go <br />eventually. He planned to decrease the number of sheep, depending on what the <br />Commission decided. He detailed the history of the PUD and noted that it was originally <br />meant to be a 20-unit straight-zoned project. He noted that 15 neighborhood meetings as <br />well as several public hearings before the City had been held. He noted that he has <br />spoken with as many neighbors as possible. He indicated his agreement to the revised <br />conditions of approval in the June 9, 2004 memo. <br />Erica Beratlis, 366 Christina Court, supported the plan brought forth by her father-in-law <br />and believed that it would be beneficial to the neighborhood. <br />Christopher Beratlis, 366 Christina Court, noted that he hoped to build a house on the <br />property and supported the application. <br />Peter MacDonald, 400 Main Street, Ste. 210, spoke in support of this item. He noted that <br />this PUD had been approved for a long time and added that the neighbors knew about it <br />as they moved into the neighborhood. He noted that the advantage of a longer-term PUD <br />was that it provided certainty for the applicant and the surrounding neighborhood. <br />Becky Dennis, 838 Gray Fox Circle, noted that she was a neighbor of the applicant and <br />detailed the background of the application. She noted that the neighbors generally <br />believed that the plans were favorable and was pleased that the fees from the <br />development would pay for a new community pazk planned for the area beyond Gray Fox <br />Court. She noted that Shadowcliffs Regional Recreational Area was within walking <br />distance of the neighborhood and added that there would be a trail neaz Vineyazd <br />Avenue. <br />Brian Pullen, 889 Montevino Drive, noted that he had spoken with Mr. Beratlis about his <br />concerns and added that he had submitted a letter addressing his concerns about traffic on <br />Montevino Drive. He was not opposed to this project but expressed concern about the <br />time frame for completion. He noted that once the space has been graded, it will look <br />more like open vacant lots. He would like a time constraint for the construction so that <br />construction traffic would not be present in the neighborhood for an unrestricted amount <br />of time. <br />Darrel Alexander, 849 Montevino Drive, project engineer, noted that the original plan to <br />haul soil at the project was for a balanced site. Through negotiations with the neighbors <br />on Foxbrough Place, it was decided that lowering the lots was more acceptable despite <br />creating excess dirt to be hauled away.
