Hanson A¢¢reeates/Kiewit/Zone 7 Lakes/Hunter-Thornwood <br />Chairperson Roberts stated that it was a good idea to move the transfer station and industrial <br />activities eastward towazd the Vulcan Materials Company site. She pointed out that the only <br />viable residential development for the azea would be TOD, that is, transfer of development <br />rights, in order to accommodate the number of units and make the project economically viable, <br />and that it would be necessazy to extend El Charro Road to Stanley Boulevard for asmart-growth <br />community in the area. She indicated that she would like to see the traffic model to see whether <br />this extension would create more traffic or alleviate the situation. Chairperson Roberts stated <br />that she would like to see commercial development on the Walsh property and proposed that the <br />townhouses be moved into a residential area. She added that she would like to see a park around <br />the Cope Lake azea. <br />Commissioner Sullivan concurred that it would be good to maintain industrial activity at the east <br />end of Pleasanton. He stated that he liked the smart-growth concept and TOD but was concerned <br />that adding 1,900 residential units in the azea would create a traffic gridlock even if El Charro <br />Road were extended to Stanley Boulevard. He indicated and that he would like to see more <br />information on actual traffic and the impacts that would be generated by the project. He <br />commented that the actual mix ofresidential-commercial development should have just enough <br />commercial to make the community viable and self-sufficient without importing cars into the <br />azea. Commissioner Sullivan added that he would like to see a passive park use at Cope Lake <br />with restored wetlands, access around the Lake, and bike trails access to the Busch property <br />development. <br />Commissioner Fox expressed concern regazding cut-through with the extension of El Charro <br />Road to Stanley Boulevard. She commented that vehicles would continue to use Valley Avenue <br />and Stanley Boulevard from Sunol Boulevard and First Street to bypass the bottleneck at I-580. <br />She stated that building 1,900 residential units in the azea is too high and would like to see that <br />scale closer to the freeway or BART. She noted that office use on Parcel G would not be a <br />compatible use with the adjacent neighborhood and proposed that the parcel be developed with a <br />complementary use to the Staples Ranch community pazk or remain open space. She added that <br />Parcel G could fit in as a recreational use if the Lake I buffer zone to the north side. She stated <br />that Cope Lake should not be allowed to dry out and that its water level should be maintained for <br />the wild life in the area. <br />Commissioner Maas stated that she would like to see amixed-use development with housing <br />above retail development but expressed concern with the existing 60 KV lines overhead. She <br />indicated her concurrence with recreational use at Cope Lake. <br />b. Schedule of Future Meetin¢s <br />The Commission considered possible workshop dates to discuss housing, South Pleasanton, <br />Hacienda Pazk, and other infill areas.
