PCUP-103, Sachi Monastiero <br />Application for conditional use permit approval to opera{e a tutoring center within an <br />existing building in the Crossroads Shopping Center located at 5980 Stoneridge Drive, <br />Suite 103. Zoning for the property is PUD-I/C-O (Planned Unit Development - <br />Industrial/Commercial-Office) District. <br />Mr. Iserson presented the staff report and described the use. He advised that there were no noise <br />issues and that it would fit in very well with the surrounding businesses. A condition requiring <br />the space to comply with any Building Code requirements was included. Staff believed that the <br />use was appropriate and that there was sufficient parking on-site. Staff recommended approval <br />of this item. <br />THE PUBLIC HEARING WAS OPENED. <br />In response to an inquiry by Commissioner Maas, Sachi Monastiero, applicant, replied that the <br />instruction is currently restricted to children, but that if they were successful, they hoped to <br />expand the business to accommodate adults as well. <br />THE PUBLIC HEARING WAS CLOSED. <br />Commissioner Maas moved to make the use permit findings and approve PCUP-103 as <br />conditioned in the staff report and subject to the conditions listed in Exhibit B. <br />Commissioner Arkin seconded the motion. <br />ROLL CALL VOTE <br />AYES: Commissioners Arkin, Fox, Maas, Roberts, and Sullivan. <br />NOES: None. <br />ABSTAIN: None. <br />ABSENT: Commissioner Kameny. <br />Resolution No. PC-2004-09 was entered and adopted as motioned. <br />c. PCUP-104, Noel Remi¢io <br />Application for conditional use permit approval to operate an indoor volleyball training <br />facility within an existing building located at 500 Boulder Court. Zoning for the property <br />is I-G-40,000 (General Industrial) District. <br />Mr. Iserson summarized the staff report and described the layout of the site. He advised that the <br />facility would be used primazily by athletes 16 years old and under, who would be dropped off <br />by their parents. Staff was unaware of any other land use issues affecting the other volleyball <br />facility or the indoor party center approved earlier by the Planning Commission. There would be <br />no competitions or exhibitions held at this site. Staff included a condition stating that if there <br />were a noise impact, mitigations would be installed by the applicant.
