Chairperson Roberts noted that she liked the neighborhood character of Larry Cannon's design <br />and noted that she would like the louvers on the sides of the building. She preferred Larry <br />Cannon's new canopy design over the original design. She expressed concern that too few <br />pumps would lead to traffic stack-ups on the street. She believed that four pumps was too small, <br />but would like to see a traffic circulation and traffic analysis with respect to the number of <br />pumps. She would like to see U-turns prohibited on Utah Street to discourage cut-through <br />traffic. She did not believe this gas station would attract people outside of the neighborhood and <br />believed that it would be convenient for the residents. She did not believe that people would go <br />through the intersection just to go to the gas station because other gas stations were more <br />convenient to those drivers. She felt that the use is acceptable since it is within Stanley Business <br />Park and that it would not cause cut-through traffic. She wants to see subtle, muted colors. <br />Chairperson Roberts asked about the roof material, and Mr. Iserson advised that the comp <br />shingle roof would be more compatible with the neighborhood character. <br />Chairperson Roberts agreed with Mr. Iserson's assessment that people ofen parked at the pumps <br />to patronize the store so that the proposed number of spaces would be sufficient. She suggested <br />that the signage conditions be controlled so that the beer and wine sales were not conspicuous. <br />Commissioner Arkin advised that he would like to see detailed drawings of the signage. <br />£ PSDR-173, City of Pleasanton <br />Application for sign design review approval for an exterior sign program for the Civic <br />v Center site, located in the area generally bounded by Bernal Avenue, Old Bernal Avenue, <br />and Main Street. Zoning for the property is P (Public 8t Institutional), Downtown <br />Revitalization Overlay District. <br />Mr. Iserson presented the staff report and detailed the history of the application. He noted that <br />people were often confused by the location of different City departments in numerous buildings <br />with numerous driveways. Staff believed it would be important to develop signage to direct <br />people and provide clear information with respect to City services. Staff believed that the sign <br />program would conform to the objectives stated in the staff report and recommended approval. <br />He noted that this application would be brought before the City Council He noted that the <br />Pleasanton Downtown Association (PDA) supported this application and suggested that a third <br />campus directory map at the Library be included. Mr. Iserson advised that addition would <br />exceed the budget and suggested that two maps would be sufficient. <br />Commissioner Fox believed that the address conventions with respect to the modular buildings <br />was confusing. Mr. Iserson advised that staff could examine that issue and added that the <br />modular buildings were physically connected by a breezeway. <br />Commissioner Sullivan noted that he liked the design and suggested moving the arrows on the <br />sign. <br />PLANNING COMMISSION MINUTES January 28, 2004 Page 13 of 17 <br />
