which would eliminate the need for mechanical louvers on the sloped portion at the rear of the
_ building. He was fine with using Larry Cannon's design. He suggested a short hop on a portion
of the canopy roof to reflect the building's roof.
Commissioner Arkin appreciated the applicant's energy in trying to put a quality design on this
site.
Mr. Wilson advised that they would place the tank vents inside the canopy columns.
Michael Aminian, Fairland Investment, 14781 Blossom Hill Road, Los Gatos, noted that he
would be available to help staff in moving this project forward and thanked staff for its guidance.
THE PUBLIC HEARING WAS CLOSED.
Chairperson Roberts believed that this was a very good location for a gas station and added that
she and other people who live in that part of the city would not need to go through town to get
gas. This would reduce traffic.
Commissioner Maas noted that when the application was brought before the Commission, she
would like to address traffic as it related to the use of the pumps and whether six or eight pumps
would have an effect on traffic volumes. She would like to see the color renditions and computer
visuals next time.
Commissioner Arkin preferred the wood siding versus the stucco material for the building. He
Y also preferred Mr. Cannon's design to the applicant's revised design. He believed that the
venting solution on the gable ends shown on page 4 of Mr. Cannon's report was preferable to the
other design. He did not object to an eight-pump island configuration. He supported allowing
the store to sell beer and wine. He thought it was ahigh-quality design and supported the use.
Commissioner Fox liked Larry Cannon's design as well as the design on the second page with
the hipped roof. She did not care for the design on page 8, which she believed resembled a Pizza
Hut. She would prefer a roof design similar to the Hacienda School on the corner of Stoneridge
Drive and Stonepointe Way and did not want to see louvered venting on the roof.
Commissioner Fox would like the number of gas pumps reduced to four because it was located
in a residential neighborhood. She could not support a gas station or a combination gas
station convenience store with alcohol sales in this area, given its location on an acknowledged
cut through route. She noted that San Jose was considering an ordinance prohibiting alcohol
sales in gas station stores.
Commissioner Sullivan preferred Lany Cannon's designs, and liked his canopy design. He
would like to see fewer pumps because it was located at a gateway to the City. He noted that
after the traffic meeting, it was discovered that the corridor between the Valley Avenue/Santa
Rita Road and Valley Avenue/Stanley Boulevard intersections would be at a gridlock
Level-of-Service F at buildout unless Stoneridge Drive was built through to El Charro Road. At
this point, he could not support the use at all.
PLANNING COMMISSION MINUTES January 28, 2004 Page 12 of 17
