necessary; the roof material could be comp shingle or a metal standing roof as used on the fire <br />station. The tower elements were eliminated. <br />Staff brought up the issue of the pump island canopy with respect to its height and massiveness; <br />the previous design detracted from the attractiveness of the building. He displayed Mr. Cannon's <br />suggested alternative, which included a gable to reduce the massing. Staff believed that would <br />be a nicer design alternative. <br />Staff was pleased to see the increased landscaping and the reduction of the pump islands down to <br />eight. Although staff had originally suggested that the pump islands be re-oriented, staff was <br />now willing to accept the applicant's layout, which would open up the view of the store from <br />Bernal Avenue and allow easier access for people going from the pump islands to the store. This <br />configuration was also better from a security point of view. Staff originally believed that the site <br />would need five more parking spaces, but came to believe that many customers of the store <br />would be parked at the pump islands. He did not believe it was necessary to duplicate the <br />parking spaces. Staff would support a reduction of the parking spaces and believed that the <br />circulation was adequate. <br />In response to an inquiry by Commissioner Sullivan, Mr. Iserson confirmed that the new gas <br />station with the "Jack in the Box" had six pump islands. <br />In response to an inquiry by Chairperson Roberts, Mr. Iserson did not believe there were any <br />other eight-pump islands in Pleasanton. <br />In response to an inquiry by Chairperson Roberts, Mr. Iserson replied that there was sufficient <br />room to back up at the gas station and that the circulation was adequate. <br />In response to an inquiry by Commissioner Maas, Mr. Iserson replied that the PUD does not <br />allow beer and wine sales at convenience stores in this district. The applicant would need to <br />apply for a PUD modification. <br />In response to an inquiry by Commissioner Fox, Mr. Iserson confirmed that Mr. Cannon's design <br />was approximately the same height as the applicant's two-story proposal. <br />In response to an inquiry by Commissioner Fox, Mr. Iserson confirmed that canopies were <br />required for pump islands because of the clean water runoff provisions. <br />In response to an inquiry by Chairperson Roberts, Mr. Iserson replied that the metallic common <br />canopy was not a necessity. <br />THE PUBLIC HEARING WAS OPENED. <br />Blythe Wilson, project architect, RHL Design Group, 1340 Arnold Drive #110, Martinez, noted <br />that he had seen Mr. Cannon's canopy design for the first time at this meeting. He believed it <br />was compatible with the building and noted that he would work to increase its integration with <br />the building.
