The project developer shall modify the design guidelines with these changes before sub- <br />mittal of the tentative parcel map application to the City of Pleasanton for review. <br /> <br />The development standards for open structures, e.g., patios, arbors, porte cocheres, etc., <br />would be those outlined under Section 18.84.120, Projections Into Yards, of the Pleasan- <br />ton Municipal Code. The project developer shall modify the design guidelines to include <br />this statement before submittal of the tentative parcel map application to the City of Plea- <br />santon for review. <br /> <br />The project developer shall comply with the recommendations of the tree report prepared <br />by Atlas Tree Service, Inc. dated June 4, 2004, as follows: <br /> <br />Tree Species Diameter Condition Disposition <br /> Northern California Black Wal- Good Condition- Retain, prone, and <br />Tree No. 1 nut (Juglans hindsii) 38-inches Moderate amount ot fertilize. <br /> deadwood. <br /> Remove and replac~ <br />Tree No. 2 Almond (Pmnus amygdalus) 12-inches Fair Condition with a 24-inch box <br /> size tree. <br /> Good Condition - Retain, thin, and <br />Tree No. 3 Lombardy Poplar (Populus nigr 26-inches Minimal amount of <br /> Italica) pruning, prune. <br /> Good Condition- Retain, prune, and <br />Tree No. 4 Pecan (Carya illinoinensis) 14-inches Moderate amount of fertilize. <br /> deadwood. <br /> Valley White Oak (Quercus lo- Good Condition - Retain, prone, and <br />Tree No. 5 bata) 16-inches Moderate amount of fertilize. <br /> deadwood. <br /> <br />No other trees shall be removed other than these specifically designated for removal. The <br />project developer shall post cash, letter of credit, or other security satisfactory to the Plan- <br />ning Director in the amount of $5,000.00 for each of the above-identified trees to be pre- <br />served. This cash bond or security shall be retained for one year following acceptance of <br />public improvements or completion of construction, whichever is later, and shall be for- <br />feited if the trees are destroyed or substantially damaged. <br /> <br />No tree trimming or pruning other than that specified in the tree report shall occur. The <br />project developer shall arrange for the horticultural consultant to conduct a field inspec- <br />tion prior to issuance of grading permits to ensure that all recommendations have been <br />properly implemented. The consultant shall certify in writing that such recommendations <br />have been followed. <br /> <br />The V -d~tch shown alon~ the westerly side of the development covered by this approval <br />shall be an earth tone color.
