<br />Resolution No. PC-96-90 <br />Page 6 <br /> <br />Building and Site Design Requirements: <br /> <br />21. The applicant shall effectively screen from view all ducts, meters, air conditioning equip- <br />ment, and any other mechanical equipment, whether on the structure, on the ground, or on <br />the roof, with materials architecturally compatible with the main structure. Screening de- <br />tails shall be shown on the plans submitted for issuance of building permits, the adequacy <br />of which shall be determined by the Planning Director. All required screening shall be <br />installed on the site and/or structure before occupancy. <br /> <br />22. All trash and refuse shall be contained completely within an enclosure that is architectur- <br />ally compatible with the main structure. Trash containers shall be stored within the en- <br />closure at all times, except when being unloaded. The design of the trash enclosure shall <br />be submitted to the Planning Director for review and approval before issuance of a build- <br />ing permit. <br /> <br />23. All parking spaces shall be striped as shown on the site plan. Wheel stops shall be pro- <br />vided unless the spaces are fronted by concrete curbs, in which case sufficient areas shall <br />be provided beyond the ends of all parking spaces to accommodate the overhang of auto- <br />mobiles. <br /> <br />24. The location of any pad mounted transformer(s) is subject to approval by the Planning <br />Director before issuance of building and/or on-site permits. The transformer(s) shall be <br />screened by landscaping or located within an enclosure matching the building and having <br />corrugated metal gates. All transformer(s) shall be shown on the plans submitted for is- <br />suance of building permits. <br /> <br />25. All backflow prevention devices installed with this development shall be painted forest <br />green (Pantone Color System Number 2030) and shall be screened from view from public <br />streets. Screening shall consist of berms, walls, or landscaping satisfactorily integrated <br />into the landscape plan. Landscape screens shall include shrubbery designed by species <br />and planting density to establish a complete screen within one year from the date of plant- <br />ing. All backflow prevention devices shall be shown on the plans submitted for issuance <br />of building permits together with screening mechanism and! or weather protection de- <br />vices. Proposed screening shall be reviewed for conformity to these requirements and ap- <br />proved by the Planning Director prior to issuance of a building permit. <br /> <br />26. The developer shall post address numerals on the building so as to be plainly visible from <br />all adjoining streets or driveways during both daylight and night time hours. <br /> <br />27. Only modular newspaper dispensers accommodating more than one newspaper shall be <br />allowed outside of the building within the development. The design of these dispensers <br />shall be approved by the Planning Director. <br />
