<br />Resolution No. PC-96-90 <br />Page 5 <br /> <br />a. The existing traffic signal shall be modified to accommodate the fourth leg of the <br />intersection. Before issuance of a building permit, the developer shall enter into an <br />agreement with the City of Pleasanton for the maintenance and repair of the traffic <br />signal and detector loops serving the fourth leg of the intersection. The agreement <br />shall be reviewed and approved by the City Attorney. <br /> <br />b. The driveway entrance shall be configured as shown on Exhibit "D". The final de- <br />sign shall be submitted to the Planning Director and City Engineer for review and <br />approval before issuance of a building permit. <br /> <br />Construction of the intersection improvements shall be completed prior to the building's <br />occupancy. <br /> <br />14. The line-of-sight distance from the northernmost driveway for drivers leaving the site <br />shall be verified to the satisfaction of the City's Traffic Engineer. If the sight distance is <br />inadequate, the driveway shall be configured as an entrance driveway only <br /> <br />15. Except for the modifications required by the installation of deceleration lanes from Hop- <br />yard Road, the berm/landscape areas located in the public service easement areas shall re- <br />main unchanged. <br /> <br />16. Before issuance of a building permit, the developer shall execute a lease agreement with <br />the owner of the adjacent parking garage for use of forty (40) parking spaces. The lease <br />shall be submitted to the City Attorney for review and approval. <br /> <br />17. Before issuance of a building permit, the developer shall record cross-access ingress/ <br />egress easements with the adjacent property owners. The agreements shall be submitted <br />to the City Attorney for review and approval prior to recordation. <br /> <br />18. The developer shall show on the final site plan the location for the project's trash enclo- <br />sure. <br /> <br />19. Building and site signs for this project shall be reviewed under a master sign program. <br />The sign program shall be modeled after the approved sign program for the existing Sig- <br />nature Center office buildings. <br /> <br />20. The developer shall work with representatives of the Civic Arts Commission in identifY- <br />ing locations on the project site for the permanent display of public art. <br />
