<br />Resolution No. PC-96-84 <br />Page 5 <br /> <br />4. The applicant shall widen Johnson Drive at the southerly driveway to accommodate a left <br />turn lane satisfactory to the City's Traffic Engineer; the curb-to-curb width shall be a <br />minimum of 43 feet, with the widening being made on the west side of Johnson Drive. <br />This widening shall be made concurrently with the parking lot installation and shall be <br />included in the on-site improvement permit. <br /> <br />5. A final site plan showing all modifications described above shall be reviewed and <br />approved by the Planning Director prior to issuance of an on-site improvement permit. <br /> <br />6. A final landscape and irrigation plan consistent with the preliminary landscape plan, as <br />amended by these conditions, and showing detailed species, location, size, quantities, and <br />spacing shall be submitted for review and approval by the Planning Director within two <br />months of issuance of an on-site improvement permit. The final landscape plan shall also <br />show all hardscape materials and details of the trellis feature. Failure to receive this <br />approval shall result in a stop-work for all site construction activity until said plan is <br />approved. <br /> <br />7. The future office building and surrounding landscaping shall require approval by the <br />City's Planning Commission prior to construction. This office building may be built up <br />to 40,000 square feet of floor area without adding additional parking or preparing a <br />traffic analysis. <br /> <br />8. The applicant shall submit for review and approval by the City Attorney a reciprocal <br />parking agreement between the project site and the Club Sport lot and shall record such <br />agreement prior to approval of the on-site improvement permit. <br /> <br />9. The subject site may be utilized for identification sign(s) for the Club Sport parcel. Final <br />review and approval of any such sign(s) shall be made by the Zoning Administrator <br />and/or in accordance with the City's regulations for review of signs at the time said sign <br />application is made. The southerly driveway may be widened to incorporate a landscape <br />island containing a sign or the frontage landscape area modified to accommodate a sign, <br />subject to review and approval by the Planning Director. <br /> <br />10. This approval does not constitute approval of the Club Sport building modifications <br />necessary to create the relocated entrance. Building elevations showing this and other <br />changes shall be submitted for review and approval by the City following its design <br />review procedures. <br /> <br />II. Should the applicant reach agreement with the adjoining Church property for reciprocal <br />parking, the applicant and the Church may repave and relandscape the church property in <br />a manner similar to the proposed parking lot with review and approval by the Planning <br />Director. Any such agreement shall be reviewed, approved, and recorded as required by <br />Condition 8, and any improvements shall be shown on plans approved by the Planning <br />Director contemporaneous with the project's plans. <br />
