<br />Mr. Frisbie also agreed that the Valley Avenue entrance was not a good design. He also feels it is <br />a good design idea to match the lot widths with those existing houses behind the development as well <br />as increase the depth of the rear yards. This can be accomplished with a slight shifting of the street <br />and park. <br /> <br />. <br /> <br />Commissioner Cooper noted that he feels Area 4 will be greatly impacted by traffic flow if there is <br />no Mohr Avenue outlet. Mr. Frisbie agreed with this statement. <br /> <br />Mr. Meeks commented that Ponderosa did not anticipate making a full architectural presentation of <br />the proposed homes during this hearing. The model shows the typical street scene for each of the <br />product types. They would like to meet with staff further to make the refinements suggested by <br />staff. Their intent is that the homes are to be closer to the streets with set -back garages and every <br />house is to have a six foot porch. <br /> <br />Mr. Meeks also advised that the proposed price ranges are Area 4 upper $200,OOOs to lower <br />$300,000s; Area 3 mid $300,000 to low $400,000; Area 2 low $400,000 to low $500,000; the <br />custom lots are the last to be developed and the applicants will return to the Commission with a plan <br />at a later date. <br /> <br />In response to Chair Barker, Mr. Meeks stated they will contribute to the affordable housing fund <br />since they do not offer an affordable housing product. <br /> <br />It was noted for the record that Commissioners McGuirk, Cooper, Lutz, and Dove spoke with the <br />applicant prior to the meeting. <br /> <br />. Albert J. Wiernken, P.O. Box 969, Pleasanton, who has lived on Trenery Drive for thirty years, <br />believes the primary goal should be the equal distribution of traffic so no single neighborhood has <br />to absorb the bulk of the traffic. He is concerned that the Kamp Drive connection remains closed. <br />He believes it was always anticipated that Kamp Drive would continue through to this property in <br />future developments. He presented vugraphs of the subject site and suggested a redesign with Kamp <br />Drive being opened, and a redesign of the custom homes (26 lots in two loop streets). He feels his <br />redesign would eliminate cut-through traffic and provide better access. Mr. Wiernken was not clear <br />as to the exact number of units nor densities that his proposed revision entailed. <br /> <br />Bill Buecker, 1246 Orloff Drive, is of the opinion that some neighbors feel their quality of life is <br />more important because their houses have a higher value. He feels everyone should have purchased <br />their homes knowing the streets would be extended. The people on Kamp should have realized there <br />was an intent of extending the street. Mr. Buecker asked for equality and fairness in the decision <br />making and hopes all neighbors will remain friends. He submitted a petition with 200 signatures <br />supporting the original Ponderosa plan (Plan 1). Mr. Buecker commented that the study by TKJM <br />and traffic counts are invalid because they were done during a school holiday period. A noise level <br />study at Busch and Valley indicating an acceptable noise level is not in a residential area, A better <br /> <br />location for a noise study would be Valley and Kolin. Mr. Buecker supports Plan 1. A show of <br />hands indicated about two-thirds attending favor Plan I. <br /> <br />Peter Cohen, 1602 Martin Avenue, stated his property will be greatly impacted with the proposed <br />development.
