Standard Pacific of Northern California <br />Application for a I11l\ior modification to an approved PUD for Garden Villages, Village II, <br />to replace 153 townhome units with 149 cluster-type single-family detached units on an <br />approximately 13.8 acre site located at the easterly end of Stoneridge Drive at Guzman <br />Parkway. Zoning for the property is PUD (Planned Unit Development) - LDRIMDR (Low <br />Density ResidentiallMedium Density Residential) District. <br /> <br />Mr. Iserson presented the staff report on the application for a major modification to an approved <br />PUD Development Plan for Village Two of the Garden Villages development, to replace 153 <br />townhouse units with 149 cluster-type single-family detached units on a vacant B.8-acre site. <br />This site falls within the Stoneridge Drive Specific Plan. The northern portion of the <br />development is bounded by Stoneridge Drive, Garden Parkway, Demris Drive, and Guzman <br />Parkway. The southern portion is bounded Garden Parkway, the Kaiser Sand and Gravel <br />quarry, and the new elementary school. <br /> <br />The Stoneridge Drive Specific Plan had a maximum of 390 dwelling units for the entire <br />Chu/ChoilGahrahmat property. When the PUD was approved, that was the maximum allowed <br />in the PUD. This plan is consistent with this maximum.
