<br />. <br /> <br />. <br /> <br />. <br /> <br />Staff recommends a sidewalk be added along the Johnson Drive frontage to connect with the <br /> <br />sidewalk at the Hilton Hotel. The applicant has agreed. Staff is supportive of the proposed <br />trellis. A number of heritage trees need to be removed. Staff has authorized the removal of <br />some trees and supports the removal of the heritage trees. The applicant is trying to create a <br />new landscape design, which is appropriate for the upgraded Clubsport and new office building. <br /> <br />Regarding the monument signs, staff feels it is acceptable for the monument signs to include the <br />Clubsport sign because of the reciprocal parking easements and the common ownership. <br /> <br />Staff feels that the improvements made and proposed on this site are positive and will result in <br />an attractive project. They recommend approval subject to the conditions of the staff report. <br /> <br />Commissioner Lutz inquired if the dual monument signs could create a sign precedent. Staff <br />has reviewed this and is always concerned about setting this type of precedent; however, in this <br />case, because of the common ownership and parking easements, staff feels this will not set an <br />undesirable precedent. <br /> <br />Chair Barker inquired if the proposed future 1-580-680 flyover is located in this area. Mr. <br />Higdon advised there is no planned need for this property for the flyover project. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Patrick J. O'Brien, 27 Castledown Road, represented this application and is in concurrence with <br />the staff report. He advised that this has been a twelve-year project to acquire this land, and <br />they are happy to be moving forward with the project. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Cooper stated he is pleased to see development on this site. He is happy with <br />the look and design of the trellis, supports staff recommendation for the removal of the trees, <br />and supports approval of this application.
