Inc.lClubsport of Pleasanton <br />Application for 1) a modification of the landscaping and parking plan and identification of <br />a building pad for a future office building at 7100 Johnson Drive, and 2) a modification of <br />the landscape plan for Clubsport located at 7090 Johnson Drive. Zoning for the property <br />is IG-40 (General Industrial) and PUD (Planned Unit Development) I/C- <br />o (Industrial/Commercial-Office) District. The Planning Commission will also consider the <br />Negative Declaration prepared for this project. <br /> <br />Mr. Iserson presented the staff report on the application for a modification of the landscaping <br />and parking plans, identification of a future building pad located at 7100 Johnson Drive, and a <br />modification of the landscape plan for Clubsport located at 7090 Johnson Drive. <br /> <br />The applicant is intending to upgrade Clubsport by refocusing the parking lot and reorienting the <br />building to Johnson Drive (the site of the demolished Dillingham building). The vacant lot is <br />proposed to be a 422-space parking lot. The future office building is estimated to be around <br />40,000 sq. ft. which is similar in size to the previous Dillingham building. The reason for <br />getting the conceptual approval for this building is to allow for the shared parking and to reserve <br />the square footage in the City's traffic model. <br /> <br />The applicant and staff are asking for the Commission's interpretation to allow monument signs <br />on Johnson Drive. Since they are technically two lots but have cross-parking easements and are <br />owned by the same owner, the applicant is requesting monument signs for Clubsport to be <br />allowed at the entrance drive of the future office building. <br /> <br />Staff is supportive of the applicant's efforts to upgrade the site, buildings, parking lot, refocus <br />the orientation of the building, and re-Iandscaping. This will be a positive for this site. The <br />Code does allow for the proposed shared parking. Clubsport and the new conceptual office <br />building would have parking for 422 spaces. Staff feels this is in excess of what is needed and <br />may help to ease the existing parking situation at Clubsport. However, the proposed parking <br />lot layout has most of the compact spaces in the southwest portion of the lot, and staff would <br />like to see these spaces more evenly distributed throughout the parking lot. Further, Clubsport <br />is attempting to come to a reciprocal parking agreement with the adjacent church. Staff also has <br />a concern with sight distance problems with the southerly driveway on Johnson Drive. Staff <br />feels there is a potential for rear-end collisions due to the curve on Johnson Drive and suggests <br />the use of a left-turn pocket in this location. This will involve widening the west side of <br />Johnson Drive by a few feet. The applicant has indicated agreement to make such <br />improvements. <br /> <br />Staff suggested the applicant continue to work with the landscape architect to select tree species <br />that are better suited to Pleasanton's climate and that would establish a street-tree theme. <br /> <br />Planning Commission Minutes <br /> <br />Page 4 <br /> <br />November 6, 1996 <br />
