other projects, which include difficulty in hiding drip irrigation tubing, replacing and maintaining
plants, weed control, and adding dirt to the above-ground planters.

. Mr. Krehbiel addressed staff's recommendation that the Sierra Suites sign follow the curve of the
window. He advised the horizontal sign follows their corporate identity and is not sure curving the
sign would enhance the look of the building.

Mr. Krehbiel stated they are willing to work with staff to arrive at a mutually agreeable subdued
building color. In response to Commissioner McGuirk, Mr. Krehbiel stated that at the time of
painting, they propose to have a large mock-up of a selection of colors.

Angelina Summers, 4750 Sutter Gate Avenue, stated she liked the plan as proposed. She inquired
how many floors the Sierra Suites hotel will have. She was advised that it would be three stories
tall. Ms. Summers would like the building roof-lines to be flat (not peaked) as is the Dillingham
Building. She would also like the driveways to remain on Chabot Drive.

PUBLIC HEARING WAS CLOSED

Regarding Condition 4, Commissioner Wright commented that TKJM's traffic report was done on
an existing building, and he feels this project would actually generate fewer trip counts.
Commissioner Wright stated he accepts the TKJM traffic count figures.

Regarding Condition 5, Commissioner Wright concurs with the architect that the planter boxes would
be problematic for maintenance. He agrees to extending the building eaves on the Summerfield
building. He agrees to the horizontal sign, but feels the awning should be curved to match the
window. Commissioner Wright feels the eaves for the Sierra building do not need to be changed.

.

Commissioner Wright feels there is a need for more hotel room space in the City and will approve
this application.

Commissioner McGuirk likes the fact that the two buildings look different from one another, and
feels they should be left as designed by the architect. The entry of the Sierra Suites is acceptable
to him.
As to the traffic question, his experience is that most training sessions start at the end of the peak
commute period to allow people to get to the training location from outlying areas. This project
could be used as a test case for what may be developed at the BART station. Commissioner
McGuirk accepts the figures provided by TKJM and will support the project, with the deletion of
Condition 5.

Commissioner Dove agrees that the traffic volume will be low. As to the planter boxes, he likes
them very much, but feels the planters facing south and west will not survive well. He supports
eliminating the planter boxes.

.

Planning Commission Minutes

Page 7

October 9, 1996
