PUD-81-30-65D/PUD-81-30-34M. Summerfield Suites <br />Application for a PUD (Planned Unit Development) modification to allow hotel uses on the site <br />and for design review approval for the construction of a two-building, 140,OOO-square foot hotel <br />complex consisting of a total of 241 suites on Site 13F of the Hacienda Business Park, located <br />at 5955 Inglewood Drive. Zoning for the property is PUD (planned Unit Development) - I/C-Q <br />(Industrial/Commercial-Office) District. <br /> <br />Mr. Iserson presented the staff report on the application by Summerfield Suites Development <br />Company for PUD modifications to change the Hacienda Business Park land use designation for Site <br />13F from MOIPD to MCOIPD, to allow hotel uses on the subject site, and design review approval <br />to allow the construction of two hotels, consisting of a 128-unit suite hotel and a 1 13-unit suite hotel <br />on 6.24 acres of land (Site 13F) in the Hacienda Business Park. <br /> <br />Mr. Iserson described the two adjacent suites hotels that would have limited amenities including <br />meeting rooms, exercise area, swimming pool, and breakfast service. No restaurants are proposed. <br /> <br />Access will be provided from Chabot Drive with 272 parking spaces for the hotels. This calculates <br />to 1.13 spaces per suite. Mr. Iserson described the architecture and colors proposed for the <br />buildings. The signs will consist of one free standing monument sign for each hotel and also one <br />wall sign per building. Staff feels this location is appropriate for the two hotels, they will fit in with <br />the surrounding business park, there will be no adverse impacts, and it would be beneficial to have <br />extended-stay hotels. This project is similar in concept of the Candlewood Suites which was recently <br />approved by the Commission. Staff also feels this type of hotel will not have an adverse impact on <br />the prospects for a large convention hotel project. <br /> <br />Traffic studies were conducted because this use was not anticipated at the time of the original PUD. <br />The traffic study concluded that the area streets would be able to handle the generated traffic. <br />However, the Traffic Engineer could not fully support the trip generation ratios expressed in the <br />traffic report; therefore, staff requests a traffic study be done one year after the hotels are operating. <br />The trip generation numbers from this study would then be applied to the buildout of Hacienda <br />Business Park. <br /> <br />As to the building design, staff has recommended eaves be added to the Summerfield Suites building <br />as well as landscape planter boxes be added to the solid balcony railings, As for the Sierra Suites <br />building, staff suggests extending the existing eaves another foot, change the entry element as per <br />the suggestions of Mr. Cannon, and suggest the Sierra Suites sign be curved to follow the arched <br />window design. <br /> <br />The proposed landscaping meets the Hacienda Business Park Design Guidelines. <br /> <br />Planning Commission Minutes <br /> <br />Page 5 <br /> <br />October 9, 1996 <br />
