The 298-acre park is located south of Stanley Boulevard approximately 3,600 <br />feet east of the intersection of Stanley Boulevard and Bernal Avenue. Britannia Develonments <br />Application for PUD design review approval for the construction of a two-story office building, <br />totaling 129,800 square feet, in the proposed Britannia office complex located at 4001 Hopyard <br />Road. Zoning for the property is PUD (Planned Unit Development) - I/C-O (Industrial! <br />Commercial-Office) District. <br /> <br />Mr. Iserson presented the staff report on the Britannia Developments application for PUD design <br />review approval to allow the construction of a two-story office building totaling 129,800 square feet <br />of floor area on a 7.5 acre parcel within Hacienda Business Park. The site is located at the northeast <br />comer of Hopyard Road and Coronado Lane. This is the sixth phase of Britannia office complex, <br />and will be used as an office building as opposed to the last few Britannia buildings which had <br />warehouse components. <br /> <br /> <br />The master plan for this development indicates how traffic circulation will work within the whole <br />Britannia complex. The building will be constructed with concrete tilt-up walls in beige colors with <br />columns and teal windows and frames. About 29% of the site will be landscaped, and the proposed <br />shrub material corresponds to the Hacienda Design Guidelines.
