<br />. <br /> <br />. <br /> <br /> <br />. <br /> <br />Signage consists of entry monument signs along Hopyard and Coronado as well as major tenant wall <br />signs below the parapet of the roof. Staff has analyzed the project and finds the project meets all <br />of the provisions of the Hacienda Design Guidelines. <br /> <br />Parking includes 518 vehicle spaces, which is well in excess of the minimum requirement. Staff is <br />recommending tree wells be installed at this time in the area where the next phase parking lot will <br />join this parking lot. The applicant has agreed to this condition. <br /> <br />Staff feels this building is attractively designed, fits in well to the master plan of the site, and <br />recommends approval of the application subject to the conditions of approval. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Al Chamorro, 2415 Mariner Square Drive, Alameda, is the architect of the project and represented <br />this application. He advised the applicants have read and approve of the staff report and the <br />conditions of approval. <br /> <br />Commissioner Lutz inquired how they would handle Condition 5 (burrowing owls). Mr. Chamorro <br />advised that they intended to start grading the first of October, thereby avoiding the September <br />restriction. <br /> <br />Commissioner McGuirk inquired if the windows would reduce the sun glare so as not to be as <br />distracting as the sun glare off the Clorox building. Mr. Chamorro advised the glass is a reflective <br />high energy glass that meets Title 24 compliance. Branal!:h DeveloDment <br />Applications for variances from the Municipal Code to allow 1) the construction of three <br />apartment dwelling units without the required private open space, and 2) the provision of less <br />than the Code-required parking without payment of in-lieu parking fees; and design review <br />approval to construct a 13,768 square foot, two-story, mixed-use building consisting of an <br />approximately 6,583 square foot fll'St Door for retail space and an approximately 7,085 square <br />foot second Door for eight apartment units located at 349 Main Street. Zoning for the property <br />is C-C (Central Commercial), Downtown Revitalization, Core Area Overlay District.
