.

b. UP-96-29. United Studios of Self Defense
Application for a conditional nse permit to establish a self-defense/physical fitness training
studio located at 3037 Hopyard Road, Suite D. Zoning for the property is PUD (planned
Unit Development) - c-c (Central Commercial) District.

Mr. Swift presented the staff report on the application for a conditional use permit to establish
a self-defense/physical fitness training studio located at 3037 Hopyard Road, Suite D (Hopyard
Village). Staff has had no problems with the martial arts type of establishments in other
shopping centers in the City as long as they stagger the start times of the classes to mitigate
demands on the parking. Staff is recommending approval of this application subject to the
conditions of approval.

Commissioner Cooper inquired what procedure is necessary for the applicants to hold a special
event/tournament. Me. Swift advised the applicants would need staff approval of such plans;
however, the applicants are not proposing such events at this time.

In response to Commissioner Wright, Me. Swift advised that staff has talked with the other
tenants in the shopping center regarding this application. Furthermore, adequate parking space
is available; it may not be directly in front of the applicant's business.

.
