PUD-80-16-10D, CM+ Corooration <br />Application for PUD design review approval for an office complex totalling <br />72,500 square feet, consisting of a 60,000-square foot, two-story building and a <br />12,500-square foot building pad, located in Center Park at 4910 Franklin Drive. Zoning <br />for the property is PUD (Planned Unit Development) - I/C-O (Industrial/Commercial- <br />Office) District. <br /> <br />Mr. Iserson presented the staff report on the application for a PUD design review approval <br />of an office complex totaling 72,500 sq. ft (two buildings) on a 4.66 acre site located in the <br />Center Park business park. The applicant has submitted detailed architectural plans for the <br />two-story building and wants approval of the concept of a future 12,000 sq. ft. single-story <br />building. Details on this building will be submitted at a later date. <br /> <br />Staff has analyzed the project with the development standards of the PUD. They find the <br />setbacks, parking, FAR, etc. are in accordance with the PUD. The building design is a <br />contemporary design. Mr. Iserson described the building, as per the staff report. There will <br />be a total of 298 parking spaces provided in three locations on the site. A shared common <br />driveway would exist for this building and the existing building next to it. A second new <br />driveway would provide access to this site. <br /> <br />Landscaping has already been installed along the Public Service Easements, and <br />complementary landscaping will be installed in the parking lots and around the building. <br /> <br />The submitted traffic report indicates all projected capacity ratios would be consistent with <br />the General Plan. This project is being conditioned to participate on a pro rata basis on the <br />West Las Positas interchange, if that project goes forward. <br /> <br />The two-story building would be an office use, and the single-story building could be a <br />limited retail use, restaurant, or office use.
