Simature Pronerties <br />Application to subdivide an approximately 14.65 acre site into 145 single-family <br />residential lots, one conunon recreation area, and prIvate streets located on the <br />southerly corner of Gibraltar Drive and Stoneridge Drive. Zoning Cor the property is <br />PUD (Planned Unit Development) - HDR (High Density Residential) District. <br /> <br />Mr. Iserson presented the staff report for the application for two vesting tentative subdivision <br />maps to subdivide an approximately 14.65 acre site into 145 single-family residential lots and <br />common area parcels located on the northerly side of Stoneridge Drive between Gibraltar <br />Drive and Tassajara Creek. <br /> <br />The staff report focused on the Conditions of the approved PUD specifically related to the <br />Tentative Map. Project phasing will be done in accordance with the tentative map. Staff is <br />requesting that the recreation area be built in the first part of the first phase. <br /> <br />Staff feels the curbing would be more aesthetic and in conformance with the Vehicle Code if <br />they were painted white with red-stenciled "Fire Lane - No Parking - Tow Away Zone." <br />Similar wording on signs is also required. <br /> <br />Mr. Iserson further commented that there are several cases where the applicant cannot <br />achieve a fifteen foot separation between the two-story building wall and the rear property <br />line (Model 4) along the entire rear yard. The applicants feel they have met the intent of the <br />PUD condition by having a fifteen foot separation as a usable rear yard between the living <br />areas from the property line. Staff concurs that this would be acceptable and in conformance <br />of the PUD. <br /> <br />Regarding the noise requirements and the STC rating required, staff and the applicant have <br />agreed to a 25 STC rating because they feel the windows will remain closed a substantial <br />amount of the time. <br /> <br />Mr. Iserson stated that Condition 7 had slight modifications, changing 5 feet wide public <br />service easement to 3 feet (7a) and all sewer mains and lines shall be public (not private) <br />(7b). <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Ken Crews, 6612 Owens Drive, represented the application for the tentative map.
