background (the Prudential building and Pleasanton Square businesses), and they hope this
. will carry some consideration.

Regarding Condition 12, the applicants would prefer to leave the signage on the western
elevation because of its visibility to the freeway. The speaker said he would also discuss
with the owners if they would agree to eliminating the north elevation building sign.

The applicants have agreed to keep the black background signage elements on the towers
only. Their other locations have a black band around the entire store with white lettering on
top of the black and teal stripes on top and bottom.

In response to Commissioner McGuirk, Mr. Iserson stated staff's concerns fOr the applicant's
color scheme have to do with the way they are represented on the building, and secondarily
trying to match Chevy's. Continued discussion ensued between the Commission and staff
regarding their preference of building color schemes. Staff is also concerned that the manner
in which the colors and signage are proposed makes the tower elements of the building
effectively become a "sign."

PUBLIC HEARING WAS CLOSED

Commissioner Dove's personal opinion is that he's starting to have a concern with building
after building looking the same. He feels if the black band were taken off the building and
the sign done in corporate colors, he feels the applicants have the opportunity to identify
. their company.

Commissioner Wright concurs with staff's recommendation and that doing away with the
black band still provides them their corporate colors as suggested by staff. He would like
signage to be as recommended by staff; he did propose they could incorporate their corporate
sign/colors into the arcade. He concurs with staff on all other points.

Commissioner Hovingh stated his reluctance of approving any color scheme just because they
are a corporate color. He stated his preference for reduction of freeway signage. To
Condition 15, he would like to add that no other retail use may relocate in the building
without gaining approval of the Planning Director.

In response to Commissioner Wright, staff feels that the proposed signage conforms to the
Hacienda Business Park Signage Guidelines.

Commissioner McGuirk commented that he feels the full scale nine foot black band with
white lettering would be too stark. He would rather see the signage mOre along the lines of
staff's recommendations. He would like to remove the signage from the north tower, change
signage to that recommended by staff on the south tower, and a sign over the entry way.
Other than these issues, Commissioner McGuirk feels this is an attractive building.

.

Planning Commission Minutes

Page 7

January 24, 1996
