Janet Burton <br />Application for: (1) Planned Unit Development (pun) development plan approval <br />to construct an approximately 1,750 square foot single-family dwelling and related site <br />improvements on an approximately 0.50 acre site, and (2) conditional use permit approval <br />to establish a second unit within the existing 800 square foot dwelling located at 570 <br />Sycamore Road. Zoning for the property is PUD (Planned Unit Development) - A <br />(Agriculture) District. <br /> <br /> <br />Mr. Iserson presented the staff report. He gave a history of the application, noting that the <br />application is within the NSSP area. The applicant intends to build a new home, with her <br />existing property being a secondary unit. There would be no subdivision of the property. He <br />described the existing site and structure, noting that the new home's design would be similar to <br />that of the existing home. <br /> <br />Mr. Iserson reported that the NSSP encourages secondary units and staff feels this application <br />is compatible and consistent with the NSSP. Staff recommends approval of the application <br />subject to the conditions noted. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Charles Huff, Architect, 30 West Neal Street, Suite 200, Pleasanton, represented the applicant <br />and noted that they are in agreement with staff's recommendations. <br /> <br />Earl Bach, 446 Sycamore Road, stated that he has seen the applicant's existing house and that <br />it is cute and quaint and fits the Sycamore Road character. He feels that secondary units serve <br />a good purpose, and he is in support of the application. <br /> <br />Howard Hyman, 547 Sycamore Road, noted that his home is directly across the street from the <br />applicant's. He has supports the application. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />A brief discussion was held among the Commissioners and they all expressed support of the <br />application. <br /> <br />A motion was made by Connnissioner Kumaran, seconded by Commissioner Lutz, <br />recommending that the Connnission find that the proposed PUD development plan is <br />consistent with the General Plan, purposes of the PUD ordinance, and NSSP, making the <br />conditional use permit findings, and approving of PUD-97-13/UP-97-96. <br /> <br />Planning Commission <br /> <br />Page 18 <br /> <br />December 10, 1997 <br />
