Maricela Barone <br />Application for design review approval to install a temporary tent over the outdoor dining <br />area during the winter months at the Barones Restaurant located at 475 St. John Street and <br />a temporary parking lot in the rear of the adjacent residence located at 493 St. John Street. <br />Zoning for the property is C-C (Central Commercial) District. <br /> <br />Mr. Iserson presented the staff report recommending approval of the application. He stated that <br />the applicant, Maricela Barone, was seeking approval to cover the outdoor dining area with a <br />temporary tent during the winter months. He noted that the Commission approved this same <br />application last year. He stated that the applicant was also seeking approval for a temporary <br />parking lot and reminded the Commission that although they directed the applicant to construct <br />a permanent parking lot last year, she has been unable to do so due to financial reasons. <br />However, the applicant expects to construct the permanent parking lot in the Spring, 1998, <br />including lighting and landscaping. <br /> <br />Staff believes that the proposed temporary parking lot with 34 spaces would meet the needs of <br />restaurant patrons. However, staff has expressed some concern with the proposed design of the <br />temporary lot because the pavement extends to within one foot of the trunk of a 20" diameter <br />oak tree, and staff fears that the tree could be damaged by the construction.
