<br />. <br /> <br />. <br /> <br />. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Mr. Jim Gresham, Parkway Properties, Inc., 7011 Koll Center Parkway, Suite 210. stated that the <br />intent of this project is to have almost the same architecture for the three-story buildings on the <br />freeway and the four-story building. He then described the plan for the one-acre open space around <br />the Sycamore tree. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Cooper indicated that he particularly liked the native stone and the granites. <br /> <br />Commissioner Kumaran noted that at a 1.1 % increase, the impact is much smaller in this project and <br />stays within the Development Agreement. Amendment to the Stoneridl!e Rel!ional ShoDDinl! Center DeveloDment Al!I'eement <br />Further review of an application for an amendment to the Development Agreement which <br />would: (1) extend the term of the Agreement for five years; (2) allow an additional <br />development of 202,000 square feet (in addition to the 178,000 square feet of approved, but not <br />built, development) of leasable floor area in additional department stores, specialty stores, <br />and/or additional mall stores; (3) established revised minimum parking ratios; and (4) establish <br />owners' obligations for further traffic mitigation improvements. The Development Agreement <br />would be applicable to 35 acres of the Stoneridge Regional Shopping Center located within the <br />Stoneridge Mall Road oval. Zoning for the property is C-R(m) [Regional Commercial (enclosed <br />mall)] District. <br /> <br />Mr. Iserson presented the staff report recommending that the Commission reconfirm its finding that <br />the amended Development Agreement is consistent with the General Plan and recommend to the City <br />Council approval of the modified Development Agreement, subject to the conditions of the staff <br />report. He noted that the application is the same as that previously approved by the Commission in <br />November, with the exception that the additional square footage has been decreased by 18,000 square <br /> <br />feet from 220,000 square feet to 202,000 square feet. The matter then went to the City Council, and <br />at that time, given the effort directed to studying the need for the West Las Positas interchange and <br />the committee that was being formed to study that, the City Council continued the application and <br />requested that the applicant meet with the Committee and make a presentation before that Committee. <br />In the interim, the Committee was formed and the representatives of the Taubman Company recently <br /> <br />Planning Commission Minutes <br /> <br />Page 7 <br /> <br />July 13, 1997 <br />
