<br />Mr. Higdon indicated that this is a condition from North Pleasanton where actual development <br />agreements say the developers agree to maintain LOS D or mitigate it in some way. <br /> <br />. Commissioner Lutz commented that he would support the project because it is a well-designed <br />project, well within the Development Agreement. <br /> <br />Chair Barker commented that the added square footage is a function of the economy and that as long <br />as it is at 34% and the Development Agreement allows 50%, the project is well within the impacts <br />considered. Inc. <br />Application for design review approval to construct two, four-story, 126,315-square foot office <br />buildings ("Sycamore Plaza") located at 6711 and 6721 Koll Center Parkway. Zoning for the <br />property is PUD (planned Unit Development) - I/C-O (Industrial/Commercial-Office) District. <br /> <br />Mr. Iserson presented the staff report recommending approval of Case PUD-80-02-16D, subject to <br />the conditions of the staff report. He noted that as with the first project, there was a previous <br />approval on this site that allowed two five-story office buildings with a total floor area of <br />250,000 square feet. The current proposal would decrease the height of the buildings to four stories <br />and increase the square footage by a little over 2,000 square feet. The FAR for this site is 46%, but <br />the Park's overall FAR would be 34%, well below the allowed 50%. While 46% is over the <br />midpoint of the office density range suggested by the General Plan, it allows aFAR of over 35 % <br />if there are mitigations built into the project, which is true for this project. There are enough <br />parking spaces to support this project, with the same universal-size stalls as the first project. <br /> <br />Chair Barker inquired how long a Sycamore tree lives. <br /> <br />Mr. Iserson replied that Sycamore trees can live up to a hundred years if they are properly cared for. <br />An arborist looked at the tree when the first project was approved several years ago, and developed <br /> <br />a tree report with recommendations. <br /> <br />. <br /> <br />Page 6 <br /> <br />July 23, 1m <br /> <br />Planning Commission Mlnntes <br />
