Alternative B includes a combined youth club/teen center south of Valley Avenue, and <br />ten sports fields in the Community Park. This plan does not include an ACE train <br />station. <br /> <br />Alternative C - This alternative is similar to Alternative B (Bernal Avenue location) <br />except that the CAC is located somewhat farther away from both Bernal Avenue and the <br />existing homes. In order to achieve these greater setbacks, one of the proposed informal <br />baseball fields in the Community Park would need to be relocated, as recommended by <br />the design competition jury. Parking areas are arranged in a somewhat narrow <br />configuration to help create a greater setback from the nearby homes. The impact of <br />blocking the outlying views from Bernal Avenue would be minimally less than in <br />Alternative B. <br /> <br />Alternative C includes a combined youth club/teen center south of Valley Avenue, and <br />an ACE train station. <br /> <br />Alternative D - This alternative is similar to Alterative A (Valley Avenue location), <br />except that the teen center is not included within the CAC and more wetlands are to be <br />integrated into the area that borders the CAC. The ACE Train station is not proposed in <br />this alternative so the benefit of having overflow parking near to the CAC would not <br />apply. <br /> <br />Alternative E - This alternative is similar to Alternative B (Bernal Avenue location), <br />except that it does not include an amphitheater. This scenario is being considered in <br />order to reduce the land and parking requirements at the CAC. An amphitheater could <br />be located elsewhere on the Bernal Property. <br /> <br />The CAC is situated farther away from Bernal Avenue and the existing housing than in <br />Alternatives B and C. Again, one informal baseball field would need to be relocated to <br />accomplish these greater setbacks. The impact of this alternative on the views of the <br />outlying scenic hillsides is the least of the three Bernal Avenue site alternatives, but is <br />still substantial. <br /> <br />An ACE Train station is not proposed in this alternative. <br /> <br />Analysis of Cultural Arts Center Requirements and Alternative Site Locations <br /> <br />Determining the proper site for the CAC, including the specific orientation of the amphitheater <br />must address key programmatic, aesthetics, and circulation issues. The CAC was envisioned in <br />the MDF competition plan as a cluster of three buildings and an outdoor amphitheater arranged <br />in a circular form. The spaces surrounding the buildings create outdoor courtyards and gardens, <br />serving a variety of purposes. A circular promenade enters and exits the architecture at lobbies, <br />connecting all indoor and outdoor uses while orienting pedestrian traffic. <br /> <br />The type of amphitheater envisioned in the MDF plan is one that could facilitate amplified <br />sound and lighting systems for ticketed events.
